Senior Superintendent – 400-Unit Multifamily Development, Charleston, SC
A well-established and rapidly growing commercial construction firm in the Southeast is seeking an experienced Senior Superintendent to lead field operations on a new 400-unit multifamily development in Charleston, SC. This is a senior field leadership role for a builder ready to take full ownership of a major ground-up project from mobilization through closeout, while also driving field strategy, mentoring junior staff, and representing the company at the executive level with clients and stakeholders.
About the Role
The Senior Superintendent will take full field command of a large-scale, 400-unit multifamily project, directing day-to-day construction activities while also providing higher-level strategic oversight typical of a senior field executive — including field team development, innovation in construction methodology, and serving as the primary field operations voice with ownership and strategic clients. Responsibilities
- Direct all field operations for a 400-unit multifamily project from mobilization through turnover and closeout, ensuring delivery excellence, safety performance, and client satisfaction
- Lead and develop field management teams — including Superintendents and Assistant Superintendents — through hiring, coaching, mentoring, and career development planning
- Own the project schedule, proactively identifying risks and driving schedule recovery plans as needed
- Drive innovation and continuous improvement in field operations through advanced construction methodologies and technology adoption
- Enforce site safety standards and maintain a zero-incident culture, ensuring compliance with OSHA and corporate safety requirements
- Lead quality control and quality assurance efforts, ensuring consistent delivery of exceptional construction quality
- Partner with preconstruction, project management, and business development teams on constructability reviews and value engineering solutions
- Serve as the primary on-site and strategic point of contact for ownership, architects, engineers, inspectors, and key stakeholders
- Lead complex problem-solving and crisis management, including schedule recovery, quality issues, and stakeholder conflicts
- Manage site logistics, resource allocation, material deliveries, and manpower planning across all trades
- Support business development through client relationship management, project interviews, and technical proposal input
- Drive succession planning and professional development within field operations, identifying and developing future field leaders
- Represent the company at industry events, professional organizations, and client functions
Qualifications
- Bachelor's degree in Construction Management, Engineering, Architecture, or related field preferred; equivalent combination of education and experience considered
- 10–18 years of progressive commercial construction field experience, including 5+ years in senior superintendent or field leadership roles
- Ground-up, large-scale multifamily construction experience required
- Proven track record managing large-scale projects valued at $20M+
- Experience across multiple delivery methods (Design-Build, Design-Bid-Build, CM at Risk, IPD)
- Proficiency with BIM, VDC, and digital project management/scheduling tools (Procore, Primavera P6, or similar)
- Strong knowledge of OSHA safety standards, quality management systems, and environmental compliance
- Established network of relationships across clients, architects, engineers, and trade contractors
- OSHA 30-Hour certification required; PMP or CCM preferred
- Exceptional leadership, communication, and stakeholder management skills, with the ability to represent the company effectively at all levels
- Valid driver's license; must pass pre-employment and random drug screening
Compensation
- Base salary range: $180,000 – $210,000, commensurate with experience.
Work Environment
- An active, large-scale multifamily construction site in Charleston, SC, with regular exposure to construction equipment, materials, and standard site conditions, along with office time for planning and coordination. Some travel may be required for stakeholder meetings, inspections, or company functions.
Pay: $180,000.00 - $210,000.00 per year
