The purpose of this Career Development Description is to communicate the responsibilities and duties associated with the position of PORTER/GROUNDSKEEPER. While the following information should be
considered a comprehensive description of the position, it should also be noted that some responsibilities and duties may not be specifically addressed.

JOB BRIEF: Non-Exempt/Hourly – eligible for approved overtime. The primary responsibilities of the
PORTER/GROUNDSKEEPER involve the upkeep of the community in order to enhance and maintain its curb appeal. The PORTER/GROUNDSKEEPER will also assist the rest of the staff as directed in their efforts to manage the community in an efficient manner.
DUTIES AND RESPONSIBILITIES: Conduct all business in accordance with company policies and procedures, state and federal laws; e.g. OSHA, ADA, Fair Housing, etc.
1. Checks and replaces exterior lighting on a regular basis.
2. Clean and maintain pool and pool furniture, restrooms and pool area as directed.
3. Tests and records pool chemicals daily in required logs.
4. Maintains awareness of proper safety precautions at all times.
5. Constantly observes condition of apartment community and immediately reports and/or initiates action to correct unsafe conditions.
6. Needs to be aware of all utility meter cut-offs, apartment and fixture cut-offs and sewer cleanouts.
7. Ensures that storage areas remain locked when not in use.
8. Maintains breezeways and handrails to ensure clean, good condition.
9. Performs “trash-out” duties of vacant apartments on an as needed basis. Removes all abandoned furniture, trash, boxes and transfers to dumpster or storage area, whichever is applicable.
10. Transfers trash and other items left outside of dumpster into dumpsters. Pick-up and sweep around dumpsters/compactors. Keeps dumpster/compactor doors closed and area free of debris.
11. Cleans and rakes shrub areas: shovels mud when necessary. Use blower to keep sidewalks and walking areas clean of loose grass and brush. Details community on a regular basis including:
- Removing pet droppings from dog parks, along sidewalks, and in any grass areas.
- Picking up cigarette butts from landscaping and grass areas.
- Removes trash, including emptying bins in all common areas.
12. Repairs and replaces windows, screens, sliding glass doors, etc. Performs routine maintenance on community as requested by Property Manager and Lead Service Technician.
13. Assists with various physical tasks as directed: e.g., tearing down fences, digging post holes, carrying abandoned furniture etc.

14. Assists with “make-ready” duties when requested by the Property Manager or Lead Service Technician.
15. Helps clean and maintain storage areas.
16. Performs interior and exterior painting duties when requested.
17. Makes keys when directed.
18. Helps keep grounds and flowers watered as needed.
19. Distributes resident communications: e.g., upcoming events, pest control notices, newsletters, or other written material.
20. Assists in keeping grounds neat and free of litter. Rakes, sweeps, shovels as circumstances warrant.
21. Performs any additional duties assigned by Lead Service Technician and Property Manager.
22. Wears uniform as instructed by Property Manager which may include providing your own pants and shoes.
GENERAL: Physically walks the community on a frequent basis and removes litter, debris and pet droppings from the grounds. It is especially critical that the following areas remain neat and free of litter at all times.
- Pool area
- Common facilities
- Mail rooms
- Dumpster/Compactor areas
- Grounds adjacent to the road and in front of the office
- Walkways to and from, and in-between buildings
- Parking lots and drives
- Walkways and sidewalks/breezeways and stairs to modes and show units
QUALIFICATIONS: Must meet all physical requirements and be able to take direction and stay on task without constant supervision.
Equipment Requirement: Required to wear any and all PPE (Personal Protective Equipment) and other safety equipment as tasks dictate.
Work Hours: 40 hours per week. Flexible schedule including weekends when
necessary. Weekly schedule may change as needed by property.
Licenses: None are required
Equipment/Machinery/Tools: An associate in this position must be knowledgeable and skilled in the
safe use and maintenance of the following tools:
Hand tools, various wrenches, hammer, grips, saws, sledgehammer,
snips, posthole diggers, power washer, shampoo machine, etc. User-
moved aids such as: wheelbarrows, dollies, hand trucks, buckets, jacks,
step ladders and full ladders.

REQUIREMENTS:
1. Lift over 75 lbs. (any lifting over 150 lbs. can require assistance)
2. Reasonable physical health, must be able to bend, stoop, squat, kneel, climb stairs, climb ladders, push or pull, and reach above shoulders.
3. Must be able to observe areas needing attention/correction. Read cautionary labels: respond to written instructions from staff.
4. Must be able to see things clearly beyond arm’s reach. Observe and assist service staff and observe problems throughout community.
5. Must be able to receive instructions from Lead Service Technician.
6. Should be able to communicate and ask questions, request supplies, read written instructions.
7. Must be able to verbally communicate with staff.
8. Must have a valid driver’s license and automobile insurance coverage.
9. Must be able to apply principles of logical thinking to a variety of practical situation and accurately follow standardized procedures that may occasionally involve minor deviations. Needs the ability to think rationally beyond a specific set of instruction.
Pay: Up to $17.00 per hour
