MAINTENANCE Technician
Summary: Under general supervision of property manager for daily work order tasks as assigned to maintain, repairs and respond to service calls called in by tenants/residents living in the Authority’s properties in St. James Parish. We own and manage 318 apartments in a total of six (6) housing complexes that are located in different areas of the Parish. Work orders are received and close out electronically on agency assigned devices. Also responsible to complete a vacant unit after a move out to prepare it for occupancy. Routine tasks include basic plumbing, electrical, drywall repair, minor carpentry and some appliance troubleshooting and repair. Training available to include hands-on and industry provided training as available. Must have a valid driver's license and able to respond to emergency after hours calls on a rotating schedule at least once a month.
St. James Housing Authority is a quasi-governmental public agency, but is not considered a part of the St. James Parish Government. The agency is subject to federal, state and local laws, rules and governing procedures. All new and regular employees are required to complete annually required Ethics training as provided by the State and Sexual Harassment training provided by the agency and required by State Legislative auditor's office.

· Performs a variety of duties in the building maintenance and construction trades such as carpentry, plumbing, electrical, appliance repair and installation.
· Performs rough and finished carpentry construction and repair; such as replacing floors, furniture, cabinets and other wood items.
· Repairs holes in dry wall, hangs doors and installs paneling, wall partitions, ceilings and windows.
· Repairs water lines, unstops sewers, and repairs leaks. Installs water heaters, faucets and other plumbing fixtures.
· Installs ceiling fans, light fixtures, receptacles and switches.
· Sweeps, mops, vacuums, strips and waxes floors in buildings, stairways and restrooms.
· Ensures appliances and fixtures are in proper working order; changes light bulbs and air conditioning filters.
· Conducts move out inspections and completes work orders to ensure units are ready for new clients.
· Supports the relationship between SJPHA and the constituent population by demonstrating courteous and cooperative behavior when interacting with clients, visitors, and SJPHA staff.
· Enthusiastically promotes the President/CEO’s priorities for the operations of SJPHA.
· Perform scheduled preventive maintenance for units and building exteriors in compliance with HUD's Uniform and Physical Inspection Standards. (UPCS).
· Perform scheduled preventive maintenance for the site and common areas in compliance with HUD's Uniform and Physical Inspection Standards (UPCS).
· Assist in the preparation of scheduled HUD inspections.
May also assist in inspections of roofing systems, gutter systems, HVAC systems, and structural systems as required;
· Performs other duties as assigned or required.
Knowledge and Skills: (May possess all or some of the basic knowledge and skills as listed below - not all inclusive)
· Basic knowledge and willingness to learn use of computerized work order system using assigned telephone and/or electronic tablet; (requirement for this position)
· Demonstrates basic and/or advanced level knowledge of the equipment, materials, methods and techniques used in a variety of skilled construction and building maintenance tasks.
· Demonstrates knowledge of and/or willing to learn of applicable building codes, ordinances, fire regulations, HUD inspection requirements and safety precautions.
· Knowledge of occupational hazards and safety practices applicable to building maintenance and repair work.
· Skill in performing a variety of construction, maintenance, repair and remodeling tasks.
· May possess experience and skills in operating a variety of equipment including heavy machinery, saws, pipe cutters and a variety of hand and power tools. (Salary commensurate with experience)
· Possess skills in effective communication, both verbal and written.
· Possess skill in interacting with people of different social, economic, and ethnic backgrounds.
MINIMUM QUALIFICATIONS:
High School diploma or GED equivalent, and three (3) years of building maintenance or plumbing or electrical maintenance experience; OR an equivalent combination of education and experience.
Must possess State Issued valid Driver’s License. (Motor Vehicle checks are completed within 7 days of hire and if unable to document current status without safety restrictions that would prevent insurance coverage and/or ability to drive agency assigned vehicles, offer of employment will be retracted.)
