Position Summary
The Maintenance Technician performs skilled repair, maintenance, and upkeep tasks across assigned properties. This role is responsible for responding to resident service requests, completing preventive maintenance tasks, and supporting the unit turn process, all while delivering excellent customer service to residents.
Key Responsibilities
- Complete assigned work orders in a timely, high-quality manner and update status in property management software.
- Perform repairs including plumbing (leaks, fixtures, clogs), electrical (outlets, lighting, switches), HVAC (filters, coils, thermostats), and appliances.
- Assist with unit turns; painting, patching, cleaning, replacing fixtures, and general make-ready work.
- Execute assigned preventive maintenance tasks per the property schedule.
- Respond to emergency maintenance requests promptly, including participation in an on-call rotation.
- Communicate professionally with residents at the door and in common areas.
- Report safety hazards, code violations, or significant property damage to the Maintenance Supervisor.
- Maintain the cleanliness of the maintenance shop, storage areas, and equipment.
- Assist in receiving and logging supply deliveries; alert supervisor when stock is low.
- Perform other duties as assigned to support the team and organizational goals.
- Participate in seasonal projects (e.g., winterization, summer prep, lease-up pushes) and special projects as they arise from time to time.
- With reasonable advance notice, cross-coverage between properties may be required to support business continuity and team needs.
Qualifications & Requirements
- High school diploma or equivalent required.
- 2+ years of hands-on maintenance experience in residential or commercial settings.
- Working knowledge of plumbing, electrical, HVAC, and general carpentry.
- Comfortable using property management software for work order management.
- Ability to lift 50+ lbs and perform physical tasks (climbing, kneeling, crawling).
- Strong communication and customer service skills.
- Valid driver's license required.

- EPA 608 Certification (HVAC/Refrigerants)
- OSHA 10 Certification
- Certified Apartment Maintenance Technician (CAMT)
- Plumbing or Electrical Trade Certificate
