Construction Manager
Reports to: Executive Director
Status: Full-Time, Exempt
Compensation: $50,000-$65,000 annually (depending on experience) plus $600 monthly healthcare stipend and $50 monthly mobile phone stipend
Location: Stillwater, Oklahoma
Position Summary
The Construction Manager is responsible for the planning, coordination, execution, and completion of all construction activities for Stillwater Habitat for Humanity. This position oversees new home construction, site development, subcontractor management, volunteer construction activities, homeowner sweat equity opportunities, warranty work, and construction-related compliance requirements.
The Construction Manager serves as the organization’s construction expert and project leader, providing leadership for construction staff, subcontractors, volunteers, and partner families while ensuring homes are built safely, efficiently, on schedule, within budget, and in accordance with Habitat for Humanity standards, local building codes, and applicable funding requirements.
This position plays a critical role in advancing Stillwater Habitat’s mission by transforming donated resources, volunteer labor, and community partnerships into safe, affordable homes for local families.
Essential Duties & Responsibilities
Construction Project management:
- Plan, coordinate, and oversee all phases of residential construction projects from site preparation through homeowner closing.
- Develop and maintain detailed construction schedules for all active projects.
- Ensure projects are completed on time, within budget, and in compliance with approved plans and specifications.
- Coordinate permits, inspections, utility connections, and regulatory approvals.
- Conduct regular site inspections to monitor quality, progress, safety, and contractor performance.
- Manage project punch lists and ensure timely completion of corrective actions.
- Coordinate homeowner orientations, final walkthroughs, and warranty-related activities.
Budgeting, Procurement, & Vendor Management:
- Develop construction plans and budgets in partnership with the Executive Director.
- Monitor project expenditures and identify opportunities for cost savings and efficiency improvements.
- Solicit competitive bids and negotiate pricing with subcontractors, suppliers, and vendors.
- Purchase and coordinate delivery of construction materials, tools, and equipment.
- Review invoices, receipts, and construction expenditures for accuracy and approval.
- Track donated materials, professional services, and in-kind contributions for reporting purposes.
- Maintain positive working relationships with subcontractors, suppliers, and trade partners.
Site Supervision & Quality Control:
- Ensure construction activities meet Habitat standards, local building codes, and accepted construction practices.
- Direct and monitor staff, subcontractors, and volunteers to ensure timely and quality completion of work.
- Maintain construction documentation, project records, and inspection reports.
- Establish and maintain quality control processes throughout each project.
- Identify and resolve construction challenges before they affect schedule or budget.
- Coordinate corrective action for deficiencies identified during inspections.
Volunteer & Homeowner Engagement:
- Provide leadership and supervision for volunteers participating in construction activities.
- Create a safe, positive, and meaningful volunteer experience.
- Conduct volunteer orientations and safety briefings.
- Coordinate construction activities with volunteer groups, corporate teams, churches, and community organizations.
- Assist partner families in completing approved sweat equity opportunities.
- Verify and document construction-related sweat equity hours.
Safety & Risk Management:
- Maintain a safe construction environment consistent with OSHA, HFHI, and affiliate safety standards.
- Conduct routine job site safety inspections.
- Ensure volunteers, staff, and subcontractors receive appropriate safety instruction.
- Maintain construction safety records and incident documentation.
- Ensure proper use, maintenance, and storage of tools and equipment.
- Maintain and organize construction facilities, vehicles, and trailers.
Strategic Planning & Organizational Support:
- Participate in construction planning for future projects.
- Provide construction expertise during organizational planning, budgeting, and grant development efforts.
- Serve as staff liaison to the Construction Committee.
- Prepare construction updates, project metrics, and status reports for the Executive Director and Board of Directors.
- Assist with public relations events, groundbreakings, home dedications, volunteer recognition activities, and community outreach events.
- Continuously evaluate construction processes and recommend improvements that increase efficiency, quality, volunteer experience, and cost effectiveness.
Required Qualifications
- Minimum of 5 years of residential construction experience, including project supervision or construction management responsibilities.
- Demonstrated experience coordinating subcontractors and managing construction schedules.
- Ability to read and interpret construction plans, specifications, permits, and inspection reports.
- Demonstrated ability to effectively communicate with homeowners, volunteers, subcontractors, donors, community partners, and affilitate leadership.
- Knowledge of residential building systems, materials, and construction methods.
- Strong budgeting, procurement, and project management skills.
- Ability to supervise volunteers with varying levels of construction experience.
- Excellent communication, leadership, and organizational skills.
- Proficiency with Microsoft Office applications, project management, and construction scheduling software.
- Valid Oklahoma driver’s license and insurable driving record.
- Ability to pass background screening.
- OSHA 10 certification.
Preferred Qualifications
- Residential builder, general contractor, or construction management experience.
- Experience working with nonprofit organizations or volunteer-driven construction programs.
- Experience with affordable housing development.
- Familiarity with Habitat for Humanity programs and operations.
- Experience using project management platforms such as Monday.com, Buildertrend, Smartsheet, or similar systems.
- OSHA 30 certification.
Work Environment & Physical Requirements
- Primarily field-based work performed on active construction sites with periodic office responsibilities.
- Ability to lift and carry materials and equipment up to 50 pounds.
- Ability to stand, walk, climb ladders, kneel, bend, and work outdoors in varying weather conditions.
- Plan, communicate, coordinate, and lead regular volunteer construction opportunities, including a minimum of two weekday build days and one Saturday build day each week during active construction periods.
- Occasional evening or work on Sunday may be required for volunteer events, inspections, project deadlines.
