Key Responsibilities
- Curb Appeal & Groundskeeping:
- Perform daily property walks to clear trash, debris, and pet waste from parking lots, walkways, breezeways, and common areas.
- Sweep, leaf-blow, and pressure-wash outdoor walkways, stairwells, and entryways.
- Keep trash compactor/dumpster enclosures clean, clear of large items, and properly maintained.
- Amenity & Common Area Maintenance:
- Clean, sanitize, and restock public restrooms, fitness centers, pool areas, and clubhouses daily.
- Maintain a clean and welcoming leasing office environment for guests and residents.
- Wipe down outdoor furniture, grills, and community fixtures.
- Unit Turn & Make-Ready Support:
- Assist maintenance with unit "trash-outs" by removing abandoned items left in vacant apartments.
- Perform light pre-cleaning in vacant units to prepare them for maintenance technicians and tours.
- Basic Maintenance & Safety:
- Replace outdoor light bulbs and perform basic exterior touch-ups as needed.
- Promptly report major maintenance issues, safety hazards, or property damage to the Maintenance Supervisor.
- General Support:
- Distribute notices and flyers to resident doorsteps as requested by management.
- Assist with seasonal tasks, including winter snow/ice removal or summer pool prep
Requirements
- 1+ years of experience in groundskeeping, janitorial work, building maintenance, or landscaping preferred.
- Ability to perform physical labor outdoors in various weather conditions (heat, rain, cold).And lift/carry up to 50 lbs regularly
- Strong attention to detail with excellent safety awareness during equipment operation and outdoor tasks
- Reliable transportation to reach different property locations as needed
- Dependable, punctual, and possesses a strong work ethic.
- Friendly demeanor with good customer service and communication skills.
