On-Site Residential Superintendent
London Terrace Pay: $19.00–$21.00 per hour, negotiable based on experience

Middlesex Builders is seeking an experienced, reliable, and hands-on On-Site Residential Superintendent for London Terrace, a residential apartment community located in Old Bridge, NJ.
A comprehensive compensation package will be discussed with qualified candidates during the interview process.
The Superintendent will be responsible for the daily care, maintenance, safety, cleanliness, and overall appearance of the apartment community. This position requires a skilled maintenance professional who can diagnose problems, complete apartment and building repairs, respond to resident service requests, prepare vacant apartments for occupancy, and communicate effectively with residents, property management, coworkers, and outside vendors.
The ideal candidate will have strong hands-on residential maintenance experience, excellent troubleshooting skills, and the ability to work independently. We are seeking someone who takes pride in their work, follows through on assignments, maintains a professional attitude, and understands the importance of providing timely service to residents.
Essential duties and responsibilities
- Conduct daily property and building walks to identify maintenance, cleanliness, and safety concerns
- Monitor the condition of apartments, common areas, building systems, entrances, sidewalks, grounds, and trash areas
- Diagnose maintenance problems and determine the appropriate repair or next step
- Respond to resident service requests and complete work orders accurately and promptly
- Communicate professionally with residents before, during, and after completing repairs
- Perform general apartment and common-area maintenance, including:
- Sheetrock installation and repair
- Spackling, patching, and painting
- Flooring repair and installation
- Kitchen cabinet and countertop repair or installation
- Plumbing repairs, including clogged drains, minor leaks, faucets, toilets, traps, and supply lines
- Electrical device replacement and basic wiring repairs
- Tile repair, grouting, and caulking
- Door, lock, window, and hardware repair
- Repair and replacement of wall-mounted air-conditioning units
- Installation and replacement of kitchen appliances
- Repair and replacement of sliding terrace doors
- Assist with apartment turnovers, move-out inspections, vacant-unit inspections, and unit readiness
- Identify damage, required repairs, and materials needed following resident move-outs
- Help ensure vacant apartments are completed by scheduled move-in dates
- Maintain and monitor boiler-room components related to heat and hot-water systems
- Coordinate with outside contractors and licensed vendors when repairs require additional support
- Maintain common areas, entrances, sidewalks, trash areas, and grounds in a clean, safe, and presentable condition
- Participate in snow and ice removal during winter weather
- Report safety concerns, major repairs, recurring problems, supply needs, and work-order delays to management promptly
- Participate in scheduled on-call coverage during evenings, weekends, and holidays
- Maintain accurate records of completed repairs, outstanding work, inspections, and vendor activity
- Perform additional duties as assigned by management
- Skills and qualifications
- Strong hands-on experience in residential, multifamily, commercial, or facility maintenance
- Prior apartment Superintendent or residential maintenance experience strongly preferred
- Experience completing apartment repairs, unit turns, common-area maintenance, and resident work orders
- Strong troubleshooting and problem-solving ability
- Experience with plumbing, electrical, sheetrock, painting, flooring, appliances, doors, locks, tile, and general carpentry
- Boiler, heating, hot-water, and HVAC experience is strongly preferred
- Ability to determine when a repair can be completed internally and when a licensed contractor is required
- Ability to work independently, manage priorities, and complete assignments by established deadlines
- Professional communication and customer-service skills
- Reliable, punctual, organized, and responsive
- Comfortable working inside occupied apartments while protecting residents’ property and privacy
- Must have personal tools appropriate for general residential maintenance
- Must have a valid driver’s license and reliable vehicle
- Must be available for scheduled on-call assignments, including evenings, weekends, and holidays
Physical requirements
- Ability to lift, push, pull, and move materials or equipment weighing up to 50 pounds
- Ability to regularly stand, walk, bend, squat, kneel, reach, and climb or descend stairs
- Ability to walk the property daily, including buildings, apartment units, common areas, grounds, and the property perimeter
- Ability to climb and work safely from a ladder up to six feet
- Ability to work overhead and in confined areas when necessary
- Ability to transport and install equipment and materials such as appliances, air-conditioning units, vanities, sinks, countertops, cabinets, and doors
- Ability to perform snow and ice removal during inclement weather
