Maintenance Supervisor

About the Role
Barnes Gold Management is looking for a Maintenance Supervisor who leads from the front. This is a hands-on, site leadership role responsible for the physical condition, safety, and operational integrity of the property. You will direct a maintenance team, manage all work order operations, and set the standard for how the job gets done.

What You'll Do
- Lead, schedule, and direct all maintenance staff including Maintenance Technicians and Porter/Groundskeeper in daily operations
- Conduct daily property inspections covering mechanical rooms, common areas, exterior, and flagged deficiencies
- Prioritize and complete all work orders per BGM's hazard classification system; ensure Tier 1 (life safety) issues are addressed within 4 hours
- Manage and execute the BGM preventive maintenance program including HVAC, life safety inspections, and scheduled system service
- Oversee vendor work from scope confirmation through completion before approving payment authorization
- Conduct move-out inspections and prepare make-ready units to BGM standard within established timelines
- Train, mentor, and evaluate your maintenance team's performance
- Maintain all maintenance records including work orders, inspection logs, pool chemical logs, and PM logs
- Manage inventory and supply levels within the approved maintenance budget
- Respond to after-hours maintenance emergencies per the BGM on-call protocol
What You Bring
- Minimum 3 years of residential property maintenance experience with at least 1 year in a lead or supervisory role
- Proficiency across multiple trades: HVAC, plumbing, electrical, appliance repair, carpentry, and painting
- EPA 608 Certification (Type I/II or Universal) required
- Certified Pool Operator (CPO) certification required or must be obtained within 90 days
- Valid Texas driver's license required
- Trade certification or license in HVAC, plumbing, or electrical preferred
- High school diploma or GED required
- Ability to lift up to 50 lbs. regularly and up to 75 lbs. with assistance
