A local management company is seeking a Maintenance Technician who is responsible for maintaining the physical condition, safety, appearance, and overall operation of apartments and assigned residential properties. You will perform a variety of maintenance, repair, preventative maintenance, groundskeeping, pool maintenance, turnover, and administrative duties while providing exceptional service to residents and supporting company operations. Work will mainly be performed at the property on Cleveland's westside; however, you may be needed sporadically at the property in Brunswick. Work hours are Monday through Friday from 8 a.m. to 4:30 p.m. or 8:30 a.m. to 5 p.m.
Job Responsibilities:
- Respond to and complete maintenance requests submitted by residents, management, and office staff
- Perform routine maintenance and repairs involving plumbing, electrical, HVAC, carpentry, appliances, and conduct regular inspections of buildings, grounds, and apartment homes to identify and address maintenance concerns
- Install, repair, diagnose, and troubleshoot appliances and coordinate warranty service calls for appliances under manufacturer warranty
- Clear dryer ductwork from within apartment homes, clean condenser coils, and maintain apartment building systems in compliance with applicable safety regulations and building codes
- Perform preventative maintenance inspections and services in apartment homes twice annually, maintain records of preventative maintenance activities, and identify and report potential maintenance issues before they become larger problems
- Pick up litter and maintain cleanliness throughout the property and common areas, clear entrances, garages, sidewalks, and other areas of leaves and debris as needed
- Clear snow and ice from designated areas and apply salt or ice melt when requested, clean up storm debris, including branches, leaves, and other materials
- Perform landscaping duties including trimming low-hanging branches, trimming overgrown shrubs, watering flowers, and other routine landscape maintenance, and power wash patios, balconies, fencing, dumpster enclosures, pool decks, and other areas as directed
- Replace, install, repair, or paint property signs and posts, perform minor repairs to roofs, soffits, gutters, and downspouts, clean debris around trash enclosures and dumpsters and maintain access during snow events
- Prepare vacant apartment homes for occupancy, including cleaning, painting, repairs, and general turnover work, trash out vacant apartment homes, power wash vacant patios and balconies, and change locks and maintain accurate lock records
- Assist with move-out inspections and document unit conditions through photographs, order cabinets and other materials for renovated apartment homes, and schedule and coordinate contractors for vacant unit work as needed
- Maintain and clean the swimming pool and surrounding areas, test water chemistry and add chemicals as required, vacuum pool surfaces and maintain pool tile and equipment, and perform routine pool maintenance to ensure compliance with health and safety standards
- Order maintenance supplies, parts, and materials as needed, notify management before placing orders, maintain appropriate inventory levels of supplies and materials
- Notify management when Safety Data Sheets (SDS/MSDS) require updating due to newly ordered products, contact vendors for work orders requiring outside services, and assist contractors performing work at the property and coordinate access as necessary
- Maintain maintenance shop, storage areas, and workspaces in a clean and organized condition
- Maintain accurate maintenance records, work order notes, and repair documentation, submit monthly American Express expense spreadsheets with supporting receipts, monthly mileage reimbursement reports, and accurate records regarding lock changes and other property-related documentation
Job Qualifications:
- Previous apartment maintenance, residential maintenance, construction, HVAC, or related experience preferred
- Must have a working knowledge of plumbing, electrical, appliance repair, HVAC systems, carpentry, and general building maintenance
- Previous experience with multifamily housing is preferred
- Must have the ability to work independently and manage multiple priorities
- Must have strong customer service and communication skills
- Valid driver's license and reliable transportation is needed
- Must have the ability to stand, walk, climb stairs, bend, kneel, crouch, reach, and regularly lift and carry up to 50 pounds and occasionally lift heavier items with assistance
- Must be comfortable working indoors and outdoors in varying weather conditions, including snow, rain, heat, and cold temperatures
- Must be able to communicate professionally and effectively with management, office staff, residents, contractors, and vendors and report to the office each morning to check in and receive or provide updates regarding ongoing work and property conditions
- Must provide additional updates throughout the day as necessary, assist at other company properties as directed, and assist with training and orientation of newly hired maintenance personnel
- Participate in the company’s maintenance on-call rotation and respond to after-hours maintenance emergencies in accordance with company policies and procedures
- Properly utilize safety equipment, tools, machinery, and personal protective equipment in accordance with OSHA standards and regulations
- Attend Fair Housing training and other required educational programs, seminars, and certifications as directed and adhere to all company policies, procedures, safety standards, and operational guidelines
