About Us
At J Fuller Homes, we believe building homes is about far more than construction. It’s about creating places where families grow, neighbors connect, and communities thrive.
We are a growing residential homebuilder in the Triangle, committed to delivering thoughtfully designed, high-quality homes with craftsmanship, care, and attention to detail in every phase of the process. Every home we build is intentional because we believe the details matter.
Our team is committed and shares a passion for excellence, teamwork, authenticity, integrity, enthusiasm, and quality. We work hard, support one another, and take pride in doing things the right way. We believe great businesses are built by great people aligned around a meaningful purpose and a commitment to continual growth.
This is more than a job opportunity—it is an opportunity to build a meaningful career alongside a team that values personal development, professional advancement, collaboration, and long-term impact.
As a company, we are entering an exciting season of growth. We currently build approximately 15 homes annually, with a clear path to scale over the coming years. As we grow, we are intentionally investing in exceptional people, strong systems, operational excellence, and a customer experience that reflects the quality of the homes and neighborhoods we create.
The Role
We’re looking for a Preconstruction & Product Manager to take full ownership of the preconstruction phase—from initial budgeting and permitting through vendor procurement and design selections.
This role sits at the intersection of cost, design, and execution. You will ensure every home is accurately budgeted, ready to start on time, designed with a cohesive and market-ready vision, competitively positioned, and executed smoothly with minimal surprises.
This is a high-ownership role with direct impact on both product quality and company growth.
What You’ll Do
Preconstruction & Project Readiness
- Manage the full preconstruction lifecycle from lot-specific plan adjustments through permit approval
- Order plot plans, redline construction drawings, and ensure plans are build-ready
- Assemble clear and complete start packages for construction
- File and actively track building permits to prevent delays
Estimating & Procurement
- Develop and maintain baseline budgets for each floor plan
- Solicit, level, and analyze bids from trade partners
- Identify cost-saving opportunities without compromising quality or design intent
- Award scopes of work and generate detailed purchase orders
- Maintain vendor pricing, scopes, contracts, and insurance documentation
Product & Design Ownership
- Lead design selections for spec and pre-sale homes
- Create cohesive interior and exterior packages
- Balance design appeal, cost targets, and buyer preferences
- Build and maintain option libraries tied to plans and elevations
- Evaluate competitor communities to stay aligned with market trends and positioning
Vendor & Trade Partner Relationships
- Build strong, professional relationships with trade partners
- Communicate clearly throughout bidding and award processes
- Hold vendors accountable to pricing, scope, and performance expectations
What We’re Looking For
- Experience in residential estimating, purchasing, or preconstruction
- Strong understanding of construction plans, scopes, and sequencing
- Ability to manage multiple projects, deadlines, and moving parts simultaneously
- Highly organized, detail-oriented, and process-driven
- Strong communication skills with vendors and internal teams
- A sharp eye for design and understanding of today’s buyer preferences
What Success Looks Like
- Homes start on time with no permitting delays
- Budgets are accurate and free of avoidable surprises
- Trade partners are competitive, reliable, and aligned
- Design selections are cohesive and enhance perceived value
- Homes stand out against competitors in both design and execution
Why This Role Matters
This role is critical to our success. You are the gatekeeper before construction begins—the person ensuring that what we design, price, and permit results in a home we are proud to build and confident to sell.
Your decisions will directly influence margins, build quality, brand reputation, and our ability to scale.
Why Join Us
- High-ownership role with the ability to shape process and product
- Opportunity to grow with a company scaling from 15 to 25 homes per year
- Direct visibility and collaboration with leadership
- Meaningful impact on building a stronger, more competitive homebuilding brand
How to Apply
Please submit your resume along with a brief note that includes your experience with estimating or purchasing, any involvement in design or selections, and a project you are proud of and why.
We’re looking for someone who takes ownership, values detail, and cares about building a better product—not just getting the job done.
