Commercial Property Manager
Sacramento, CA 95819
Full-Time | 30–40 Hours Per Week
We are seeking an experienced Commercial Property Manager to join our growing commercial property management company in Sacramento. This senior-level role requires a highly organized, proactive professional who can independently oversee a commercial portfolio while supporting client retention and new business growth.
Key Responsibilities:
- Oversee daily operations across a portfolio of commercial properties
- Serve as the primary point of contact for owners, tenants, and vendors
- Manage tenant relations, maintenance requests, and property concerns
- Conduct property inspections and site visits
- Coordinate vendors, repairs, maintenance, and capital improvement projects
- Review proposals, negotiate pricing, and manage service contracts
- Ensure vendor compliance, insurance requirements, and contract renewals
- Prepare and manage annual property budgets
- Complete CAM reconciliations and expense reviews
- Prepare and review monthly owner reports
- Monitor property performance and identify cost-saving opportunities
- Communicate regularly with ownership regarding property updates, financial performance, and project progress
- Oversee lease administration, renewals, notices, and tenant correspondence
- Monitor collections, invoicing, and account follow-up
- Maintain accurate property, financial, and tenant records in internal systems
- Support new business development and owner retention
- Represent the company professionally with clients and prospective owners
Qualifications:
- Active California Real Estate License required
- Minimum 8+ years of commercial property management experience required
- Strong experience with budgets, CAM reconciliations, lease administration, and financial oversight
- Experience managing vendor contracts and overall property operations
- Marketing experience within commercial real estate preferred
- Strong communication, leadership, and problem-solving skills
- Ability to work independently and manage multiple priorities
- Professional, dependable, and relationship-driven
