Position Overview
Northeast Ohio Exteriors is seeking an experienced Commercial Contract Estimator specializing in EIFS and commercial roofing.
Proven commercial estimating experience in both EIFS and commercial roofing is mandatory.
This position is strictly focused on commercial construction projects. We are looking for an estimator who can independently review commercial plans, specifications, addenda, and bid documents and develop accurate, complete, competitive, and profitable estimates.
The estimator must understand the actual installation and construction processes involved with EIFS and commercial roofing—not simply perform square-foot takeoffs.
Mandatory Experience
Applicants must have direct, proven experience estimating both:
- Commercial EIFS – Exterior Insulation and Finish Systems
- Commercial Roofing Systems
Candidates without commercial estimating experience in both areas will not be considered.
Responsibilities
The estimator will be responsible for managing the estimating process from initial bid documents through final bid preparation, including:
- Review commercial plans, specifications, details, addenda, and bid requirements.
- Perform complete quantity and material takeoffs.
- Develop labor and material costs.
- Prepare complete and clearly defined scopes of work.
- Review architectural elevations, wall sections, roof plans, details, and specifications.
- Identify scope gaps, conflicts, missing information, and potential cost exposure.
- Prepare RFIs and clarification requests when necessary.
- Obtain and incorporate supplier and subcontractor pricing.
- Account for equipment, lifts, scaffolding, cranes, staging, mobilization, material handling, disposal, access, and other project conditions.
- Identify and document exclusions, clarifications, alternates, and allowances.
- Review manufacturer specifications and system requirements.
- Develop competitive pricing while maintaining Northeast Ohio Exteriors' required margins.
- Complete bid forms and required pricing breakdowns.
- Revise estimates when drawings, specifications, or scopes change.
- Meet bid deadlines and agreed-upon estimating turnaround times.
- Maintain organized estimating documentation and bid records.
- Assist with project handoff after contract award.
Commercial EIFS Estimating
The estimator must be capable of accurately estimating complete commercial EIFS scopes, including:
- Wall elevations and square footage
- Insulation
- Adhesives and attachment systems
- Mechanical fasteners
- Base coat
- Reinforcing mesh
- Finish systems
- Openings and returns
- Corners and architectural features
- Reveals and aesthetic details
- Control and expansion joints
- Sealants
- Flashing and termination conditions
- Transitions between wall systems
- Repair and replacement conditions
- Manufacturer-specific system requirements
- Scaffolding, lifts, staging, and access requirements
- Labor requirements and production rates
The estimator must understand the complete EIFS assembly and installation process, including details and conditions that affect labor, materials, production, and profitability.
Commercial Roofing Estimating
The estimator must be capable of accurately estimating complete commercial roofing scopes, including:
- TPO roofing systems
- EPDM roofing systems
- Modified bitumen and other applicable commercial systems
- Tear-off and disposal
- Existing roof conditions
- Vapor barriers
- Roof insulation
- Cover boards
- Tapered insulation systems
- Crickets and drainage
- Roof drains and scuppers
- Curbs and penetrations
- Flashings
- Parapet walls
- Coping
- Edge metal
- Sheet metal
- Expansion joints
- Roof accessories
- Manufacturer specifications and warranty requirements
- Cranes, lifts, hoisting, staging, and material loading
- Labor requirements and realistic production rates
The estimator must understand the entire commercial roofing assembly and scope, not simply calculate roof area.
Required Qualifications
- Commercial EIFS estimating experience – MANDATORY
- Commercial roofing estimating experience – MANDATORY
- Strong ability to read and interpret commercial construction plans and specifications.
- Ability to independently perform detailed takeoffs.
- Strong understanding of commercial labor and material costing.
- Knowledge of commercial construction sequencing and installation practices.
- Ability to identify scope gaps and cost exposure before bid submission.
- Understanding of manufacturer requirements and commercial roofing/EIFS systems.
- Strong mathematical and analytical skills.
- Excellent attention to detail.
- Ability to manage multiple commercial bids and deadlines.
- Ability to work independently with minimal supervision.
- Experience using commercial construction estimating and takeoff software.
Compensation
This is an independent contractor position with performance-based compensation.
The compensation structure includes:
- Flat-rate compensation for each completed estimate.
- Additional percentage-based compensation on projects awarded to Northeast Ohio Exteriors when required project margins are maintained.
This structure provides compensation for estimating work performed while also rewarding the estimator for producing accurate, competitive, and profitable bids that convert into awarded projects.
Specific flat-rate and percentage compensation will be discussed with qualified candidates.
Ideal Candidate
We are looking for an experienced commercial estimator, not a residential estimator transitioning into commercial work.
The ideal candidate can be provided with a commercial bid package and take ownership of the estimate—from initial plan and specification review through takeoff, costing, scope development, bid preparation, and final review.
Accuracy, completeness, and profitability are critical.
Our estimator must understand how EIFS and commercial roofing systems are actually installed in the field and be able to identify details, requirements, and potential costs that could otherwise be missed during bidding.
Commercial EIFS and commercial roofing estimating experience are mandatory. Candidates without proven experience in both should not apply.
Pay: $25,000.00 - $120,000.00 per year
