The primary purpose of this position is the maintenance and repair of plumbing issues and repairs for SMHA. The position will also be required to perform general maintenance outside of plumbing issues when directed by the Authority and when carrying the on-call phone. This position performs drain cleaning, unclogging, fixture repairs, sump pump replacement, and other non-permitted plumbing maintenance, along with general maintenance duties.

Installs, replaces, services, and repairs a variety of residential plumbing items.

Capable of using various sizes of snakes and augers for clearing/unclogging a variety of drains.

Repairs and replaces sump pumps.

Painting, plumbing, carpentry, electrical, HVAC repairs/service, and other skills in repairs to buildings, equipment, and grounds

Perform preventative maintenance activities.

Completes work orders and accurately records notes and materials used on work orders.

Close work orders out in a timely fashion.

Must be competent with using/installing and repairing copper, PEX, PVC, CPVC, plastic fittings, and lines.

Maintains and monitors an appropriate level of inventory of plumbing replacement parts.

Assists in a program of educating residents and staff in the care of plumbing systems and fixtures.

Attend all required training and safety meetings.

Carries the OnCall phone as assigned.

High School Diploma or Equivalent
-
3+ years of plumbing/drain cleaning experience
-
Valid Ohio driver’s license and be insurable under SMHA policies.

Comprehensive knowledge of applying procedures and techniques to troubleshoot, inspect, install, service, and repair plumbing issues that do not require a permit.

General maintenance

Skill and experience with various tools and equipment necessary to complete plumbing work.

Knowledge of applicable building codes

The position will require sitting, standing, walking, kneeling, laying, and climbing to perform all job duties. Frequently lift/transport up to 35 pounds. Performing work above your head.
This position involves exposure to a variety of conditions, including high and low temperatures, exposure to dust and dirt, and low-lighting areas. Proper Protective Equipment (PPE) must be worn when required. Working outdoors and indoors.
