Kairos Real Estate is a Lehi-based development company building commercial projects across Utah. We run a lean, owner-operated team, which means the person in this role works directly with the partners, not under layers of management.
THE ROLE
We’re hiring a Construction Superintendent to run our Belmont Flex Suites project in Lehi from the ground up. You’ll be the senior presence on-site, operating independently: you own the field — daily site management, subcontractor coordination, scheduling, permits, inspections, safety, and reporting — and work directly with ownership on budget and draw documentation. It’s a strong fit for an experienced superintendent who wants ownership and direct access to decision-makers, with potential for additional projects as our pipeline grows.
WHAT YOU’LL DO
- Run day-to-day site operations at an industrial project as the senior on-site leader
- Schedule and coordinate subcontractors and crews; manage look-ahead schedules and milestones
- Pull permits and coordinate inspections with the Lehi building department
- Read drawings and specifications; submit and track RFIs
- Enforce jobsite safety — safety walks, subcontractor orientations, PPE compliance
- Maintain daily reports with photo documentation in Procore
- Review subcontractor scopes and bids; manage change orders
- Compile draw documentation — receipts and lien waivers — on the project’s draw cycle
WHAT YOU BRING
- 5+ years as a construction superintendent, running projects from mobilization through closeout
- Procore proficiency (required) — used daily for reporting and project management
- OSHA 30 certification
- Valid driver’s license and reliable transportation
- Proven ability to operate independently — permits, inspections, and subs without daily PM oversight
- Strong communication and documentation habits
NICE TO HAVE
- Experience with construction draws, lien waivers, and developer-owned budgets
- Bluebeam, MS Project, or similar; First Aid / CPR certification
- Commercial, multifamily, or flex-space construction background
