Position Summary
The Property Inspector is the final quality checkpoint before guests and homeowners arrive. This role is responsible for inspecting vacation homes, identifying opportunities for improvement, completing minor repairs, reporting larger maintenance concerns, and ensuring every property meets RealJoy's standards for cleanliness, functionality, and presentation.
This is an active, field based position that requires traveling throughout your assigned territory each day.
What You'll Do
As a Property Inspector, you'll help create exceptional guest experiences by ensuring every home is ready for arrival.
Responsibilities include:
- Conduct detailed inspections of vacation rental properties to ensure RealJoy quality standards are met.
- Verify homes are clean, properly staged, fully stocked, and guest ready.
- Test appliances, electronics, HVAC systems, plumbing fixtures, locks, remotes, lighting, and other essential home features.
- Ensure all guest amenities, supplies, and inventory match company standards.
- Perform minor maintenance repairs including replacing light bulbs, tightening hardware, changing batteries, unclogging drains, and other simple repairs.
- Identify and document larger maintenance issues while communicating findings to the appropriate teams.
- Deliver guest requested items or supplies when needed.
- Restock inventory and assist with property staging.
- Accurately document inspection results using company software.
- Partner closely with Operations, Housekeeping, Guest Services, and Maintenance teams to ensure seamless property turnovers.
- Represent RealJoy professionally while interacting with homeowners, guests, vendors, and fellow team members.
- Support additional operational projects as business needs require.
What We're Looking For

Qualifications include:
- Exceptional attention to detail.
- Strong organizational and time management skills.
- Ability to work independently with minimal supervision.
- Excellent communication and problem solving skills.
- Basic maintenance and troubleshooting knowledge.
- Comfortable using mobile technology to complete inspections and documentation.
- Valid driver's license with reliable transportation.
- Previous experience in hospitality, vacation rentals, property management, maintenance, or housekeeping inspection is preferred but not required.
Physical Requirements
This position is active and requires:
- Walking multiple properties throughout the day.
- Frequent bending, kneeling, reaching, climbing stairs, and lifting.
- Lifting and carrying up to 50 pounds.
- Working indoors and outdoors in varying weather conditions.
- Driving throughout the Emerald Coast each day.
Schedule
- Full time
- Five day work week
- Weekend and holiday availability required
- Hours vary based on business needs and occupancy
- Occasional on call support may be required
