Newtown Savings Bank is seeking an organized, motivated, team player to join our Loan Origination Department as a Mortgage Loan Closer III. The Closer III is responsible for performing all closing functions relative to home equities and residential mortgage loans, both service retained, and service released, homeowner construction loans, and consumer loans across all applicable residential lending channels.
- This position is REMOTE after onboarding is complete, however candidates must live within commuting distance to Newtown, CT, and will be required to visit the office for training, meetings, etc.
PRIMARY RESPONSIBILITIES

Perform all closing functions relative to home equities and residential mortgage loans, both service retained and service released, homeowner construction loans, and consumer loans across all applicable residential lending channels.

Provide professional and courteous communication with borrower, closing agent/attorney. Work diligently with closing agent/attorney to resolve any closing/title related issues to ensure timely loan closings.

Responsible for scheduling closing dates for assigned loans. Also, proactively schedule loans prior to commitment expiration, rate lock expiration and delivery dates.

Obtain/review appropriate homeowner, condominium and flood insurance prior to delivery of closing documents. Ensure binder is current, coverage is sufficient (as to the amount of coverage and time frame) and flood zone, if applicable, is accurate.

Review Title Commitment, E & O, Closing Protection Letter, Proposed Warranty Deed, fees and obtain title clearance from closing agent/attorney.

Review and verify Verbal Verification of Employment for borrower(s) have been completed according to NSB requirements for all current employment listed on 1003/1008.

Review internal payoff statements once received. Request internal payoff statements through the core database; provide copy to closing agent/attorney.

Ensure loans in Pre-Close status meet scheduling requirements set by Closing Manager.

Review the final, disclosed Loan Estimate for accuracy prior to completing the initial Closing Disclosure. Prepare/deliver Closing Disclosures per TRID guidelines.

Accurately review and prepare all types of loan closing documentation including but not limited to mortgage and home equity lines and loans (Conventional, FHA, VA, FNMA, FHLMC, Construction and CHFA), and consumer loans for prompt delivery to Settlement Agent. Utilize closing checklist to audit loan prior to providing documents to Settlement Agent. Ensure closing documents are provided to Settlement Agent according to department requirements.

Review and prepare wire disbursement requests for timely delivery of funds to closing agent/attorney.

Mentor and provide guidance to Closer I and Closer II employees.

Performs job functional training on all Residential and Home Equity loans for new, incoming NSB Closers.

Perform at a higher level than Closer I and Closer II by taking on a heavier work load, which includes handling more challenging loan files.

Assist Closing Department Manager with the following responsibilities:

Complete 1st page of Pre-Closing Checklist once loans are cleared to close to validate prior departments procedures have been completed before assigning loan to Closer.

Review Closing Disclosures completed by Closer 1 and Closer II for accuracy within training scenarios as outlined by Closing Department Manager.

Provide professional and courteous communication when dealing with both internal and external customers and positively promote the Bank and Bank’s services. Ensure that customers receive exceptional services.
POSITION REQUIREMENTS

Associate’s degree or Paralegal Certificate preferred.

Minimum of five to seven years closing experience in a bank or mortgage company environment.

Knowledge of closing process and document preparation of Conventional, FHA, VA, FNMA, FHLMC and CHFA loans.

Knowledge of state and federal mortgage compliance regulations, including but not limited to TRID, HMDA, and Truth in Lending.

Ability to work in a fast paced environment and can prioritize workflow according to departmental needs, with minimum supervision.

Excellent verbal and written communication skills.

Proficient in Microsoft Office (Outlook, Excel, Word).
