Apartment Porter / GroundskeeperJob Overview
We are seeking a dependable and hardworking Apartment Porter/Groundskeeper to help maintain the cleanliness, curb appeal, and overall appearance of our apartment community. This position plays a key role in creating a welcoming environment for residents and prospective tenants by ensuring the property's grounds, common areas, and amenities are clean, safe, and well-maintained.

Key Responsibilities
- Maintain the cleanliness and appearance of the community's grounds, common areas, leasing office, clubhouse, laundry facilities, and amenities.
- Pick up trash and debris throughout the property on a daily basis.
- Empty and clean trash receptacles throughout the community.
- Sweep, blow, pressure wash, and maintain sidewalks, breezeways, parking areas, stairwells, and other common areas.
- Assist with apartment make-ready preparation by removing trash, cleaning patios and balconies, and preparing units for maintenance and leasing teams.
- Maintain landscaping by watering plants, pulling weeds, trimming shrubs, and reporting irrigation issues as needed.
- Clean pools, fitness centers, mailrooms, and other resident amenities as assigned.
- Assist with moving appliances, furniture, and maintenance materials when needed.
- Report safety hazards, vandalism, maintenance concerns, and property damage to management promptly.
- Support maintenance technicians with general labor tasks and community projects.
- Assist with snow removal or storm cleanup where applicable.
- Deliver excellent customer service by interacting professionally with residents, vendors, and team members.
- Follow all company safety policies and OSHA guidelines.
Qualifications
- Previous porter, groundskeeper, janitorial, landscaping, or apartment maintenance experience preferred.
- Ability to work outdoors in various weather conditions.
- Ability to lift up to 50 pounds and perform physical tasks including bending, walking, climbing stairs, and standing for extended periods.
- Reliable transportation and dependable attendance.
- Strong work ethic with attention to detail.
- Ability to work independently and as part of a team.
- Excellent communication and customer service skills.
- Must be authorized to work in the United States.
Preferred Qualifications
- Previous multifamily apartment experience.
- Basic knowledge of maintenance or make-ready operations.
- Bilingual (English/Spanish) is a plus.
- Experience using pressure washers, blowers, and landscaping equipment.
