Title: Senior JavaScript / TypeScript Developer for Real Estate Feasibility & Computational Geometry Tool
I am looking for an experienced senior developer to help improve and scale an existing web-based real estate development feasibility tool.
I already have a working prototype built primarily in HTML/JavaScript. The initial project will focus on reviewing the existing codebase, separating the core calculation engine from the user interface, and building a robust automated testing framework.
The tool involves property and parcel analysis, computational geometry, rules-based calculations, scenario evaluation, and development feasibility.
Initial Scope:
- Review and understand the existing prototype
- Refactor calculation logic into a standalone deterministic engine
- Preserve existing application behavior
- Create automated parity and regression tests
- Build automated scenario testing
- Improve code architecture and maintainability
- Prepare the system for future AI-assisted analysis and testing
The initial geographic focus is San Diego, California.

I am specifically looking for a developer who understands the importance of keeping core calculations deterministic and auditable while using AI as a separate analysis layer.
This is an existing prototype, not a project starting from scratch.
The first paid milestone will be limited to:
- Reviewing the existing codebase
- Providing an architecture assessment
- Recommending a refactoring plan
- Separating the core calculation engine from the UI
- Creating tests to verify that the refactored engine maintains the existing results
Additional project details and source code will be provided to qualified candidates after initial discussions.
