Responsibilities
- Supervise and manage the facilities maintenance team, ensuring timely completion of repairs and preventative maintenance tasks.
- Oversee the maintenance and repair of HVAC systems, electrical systems, plumbing, mechanical systems, and low/high voltage equipment to ensure optimal operation.
- Utilize CMMS (Computerized Maintenance Management System) to schedule work orders, track maintenance activities, and manage inventory.
- Interpret schematics, technical manuals, and electrical diagrams to troubleshoot complex issues efficiently.
- Ensure compliance with OSHA safety regulations and maintain a safe working environment by enforcing safety procedures among team members.
- Conduct engineering troubleshooting for mechanical failures using tools such as ohmmeters and other diagnostic equipment.
- Manage facilities maintenance projects from planning through execution, coordinating with vendors or contractors as needed.
- Maintain detailed records of maintenance activities, inspections, safety audits, and repair procedures to support operational transparency.
- Lead by example in managing facilities maintenance teams with strong leadership skills focused on team development and performance improvement.
Experience
- Proven management experience supervising facilities or maintenance teams within an apartment community or similar residential setting.
- Extensive knowledge of mechanical systems repair including HVAC (Heating, Ventilation, Air Conditioning), electrical systems (including high voltage and low voltage), plumbing system maintenance, and industrial maintenance practices.
- Hands-on experience with programmable logic controllers (PLCs), schematics interpretation, engineering troubleshooting, and electrical experience necessary for complex system repairs.
- Familiarity with OSHA safety regulations, safety procedures, and maintaining compliance in a facilities environment.
- Proficiency in Microsoft Office applications for reporting and documentation purposes.
- Prior experience managing facilities maintenance using CMMS software is highly desirable.
- Strong leadership skills with supervising experience in managing facilities maintenance teams effectively.
- Knowledge of manufacturing or industrial environments is a plus for understanding complex mechanical systems.
- Ability to communicate fluently in English with excellent organizational skills to handle multiple projects simultaneously.
