Construction Superintendent
DCH Contractors LLC is a family owned and operated business servicing multi disciplined construction projects in the Philadelphia PA region. The company specializes in high rise residential renovations, boutique commercial interiors and custom carpentry projects. DCH Contractors was established in 2003 by David C. Horlacher bringing with him over 40 years of urban construction experiences.
Job Overview: Supervise the field construction of a project, including its organization, planning, and scheduling, in order to complete the work on time, within budget and to the quality specified. Leads, directs and coordinates the work of subcontractors and DCH Trade labor. The superintendent is responsible for ensuring safety, schedule delivery, quality of work performed and adherence to budget of the project.
Essential Duties & Responsibilities*
- Oversee and making decisions related to the performance of work related to scheduling, delivery, logistics, quality control and trade employee staffing levels
- Oversee work among assigned trades to promote a coordinated project operation. Resolving local area problems regarding procedure and precedence, design clarifications, adequate labor and equipment schedule and all other appropriate matters
- Manage the overall site safety program
- Create schedules and determine sequencing of work. Develop and implement recovery strategies to maintain project schedule
- Communicate with owners, architects, engineers and designers in connection with field issues. Investigate and resolve such issues
- Identify, investigate solutions, communicate approaches, discuss and/or resolve field issues with project leaders, tradesmen, owners, architects, engineers, designers as appropriate
- Manage the work to ensure that it is installed in compliance with and conforms to the approved contract documents
- Manage labor relations with subcontractors
- Implement mock-ups and associated testing, review and approval
- Ensure all necessary permits and insurance are in place and kept current for the term of the project
- Request and conduct all official inspections
- Manage the general conditions and general requirements for the project and stay within budget
- Thoroughly understand project scope, complexity and contract
- Develop and implement overall work schedules and integrate into main project schedule to facilitate, monitor and maintain team productivity. Identify critical path items and constraints impacting schedules to enable consistent and productive work progress
- Understand, oversee and validate construction layout and surveying
- Monitor and report installed quantities and percentage of completion
- Monitor and confirm accuracy of estimated quantities and manage procurement of materials
- Perform constructability reviews and analyze drawings to identify specified components
- Establish production requirements with DCH trade labor and contracted subcontractor forman and measure results weekly, oversee progress to promote coordinated project operations, and adjust work practices and crew assignments to boost production where possible
- Provide project leadership
Qualifications: Minimum of (4) years of related experience or training as listed and at least (10) years of building construction experience is required. Knowledge of building construction, means and methods, scheduling and cost control procedures, general contract, general conditions, subcontract documents, drawings and specifications, including Microsoft Office Suite proficiency. Ability to read, understand and interpret contract documents, drawings specifications, scope of work and project schedule. Demonstrated leadership and interpersonal skills
