Maintenance Manager — Metro Denver (Confidential) $32–$36/hr | Full-Time | Denver, CO
About the Opportunity
A growing property management company is expanding its Denver operations and looking for an experienced Maintenance Manager to join the team. This is a ground-floor leadership opportunity — you'll be one of the first hires in the market and will play a direct role in building out the maintenance function as the portfolio grows to 300+ units across Metro Denver.
You'll work within a collaborative pod team structure alongside a Head of Portfolio and Resident Services Manager, with one Maintenance Technician reporting to you from day one. As the portfolio grows, so does your team.
What You'll Do
- Oversee and complete day-to-day maintenance service requests across a multifamily portfolio
- Assess warranty eligibility vs. repair need for building systems and components (HVAC, appliances, etc.)
- Manage portfolio inventory — keep maintenance and cleaning supplies stocked to standard
- Build and manage the on-call/emergency maintenance schedule
- Hire, train, and hold direct reports accountable — from porters to technicians
- Document work orders accurately with detailed notes and time stamps
- Communicate follow-up needs to property management leadership
- Coordinate vendor and contractor work as needed
- Ensure compliance with local and federal building regulations
- Represent the company professionally with residents, ownership, and team members every day
What We're Looking For
- 4+ years of professional maintenance experience in property management, with at least 1 year supervising a maintenance team
- Strong hands-on skills across plumbing, electrical, drywall, painting, appliance repair, and HVAC
- HVAC/EPA or electrical certifications preferred — candidates with these credentials will be prioritized
- Experience managing work order systems and maintaining accurate documentation
- Comfortable working independently and building processes in a growth environment
- Personal vehicle and basic tools required
- Ability to lift 50+ lbs occasionally; valid driver's license required
- High School Diploma or GED required
Compensation & Benefits
- $32.00–$36.00/hr
- Eligible for holiday pay, on-call pay, and overtime (with approval)
- Majority employer-paid health and dental insurance
- Paid time off — vacation, personal, and sick days
- Generous company holidays
- 401K, FSA, and supplemental insurance
Why This Role
This isn't a job maintaining someone else's system. You'll be one of the first people on the ground in a new market, with real influence over how the maintenance operation gets built. If you're the type who takes ownership, communicates clearly, and wants room to grow — this is worth a conversation.
