Position Summary
The Resident Manager/Superintendent serves as the on-site representative of building ownership and management, overseeing the daily operation, maintenance, safety, and appearance of a residential property. This position is responsible for supervising building staff, coordinating contractors, responding to resident concerns, and ensuring all building systems operate efficiently and in compliance with applicable regulations.
Key Responsibilities
Building Operations & Maintenance
- Oversee the operation and maintenance of building systems, including heating, hot water, plumbing, electrical, elevators, and mechanical equipment.
- Experience working in a large building preferred.
- Perform and supervise preventive maintenance, inspections, and repairs.
- Maintain boiler rooms, roof drains, common areas, storage spaces, laundry facilities, and other building infrastructure.
- Respond promptly to emergencies, service interruptions, leaks, equipment failures, and resident maintenance requests.
- Maintain inventory of supplies, tools, and equipment.
Staff Supervision
- Train, supervise, schedule, and evaluate building personnel.
- Enforce employee policies, safety standards, and rules of conduct.
- Coordinate coverage for employee absences and building emergencies.
- Promote professionalism, accountability, and excellent resident service.
Resident & Vendor Relations
- Address resident concerns and service requests in a courteous and professional manner.
- Coordinate and monitor contractors, vendors, exterminators, and service providers.
- Ensure proper authorization and documentation for moves, alterations, deliveries, and apartment access.
- Maintain positive working relationships with residents, ownership, and management.
Safety & Compliance
- Conduct regular building inspections to identify and address safety hazards.
- Monitor fire safety equipment, emergency lighting, smoke detectors, sprinkler systems, and related life-safety systems.
- Ensure compliance with local building, fire, and safety regulations.
- Maintain required permits, certifications, and operational records.
Administrative Responsibilities
- Maintain detailed logs of maintenance activities, contractor work, inspections, incidents, and equipment performance.
- Prepare reports regarding accidents, property damage, violations, and building operations.
- Submit payroll information, requisitions, expense reports, and maintenance documentation as required.
- Track resident complaints and ensure timely resolution.
Qualifications
- Previous experience as a Superintendent, Resident Manager, Handyman, or Building Engineer preferred.
- Strong knowledge of building systems, including plumbing, electrical, HVAC, boilers, and general maintenance.
- Ability to supervise staff and coordinate multiple projects simultaneously.
- Excellent communication, organization, and problem-solving skills.
- Ability to respond to emergencies and work flexible hours when necessary.
- Relevant licenses, certifications, or Certificates of Fitness are a plus.
Physical Requirements
- Ability to lift, carry, climb stairs and ladders, and perform hands-on maintenance work.
- Ability to work in mechanical rooms, rooftops, basements, and outdoor environments in varying weather conditions.
