Hulsing Hotels is seeking an experienced, ownership-minded Complex Director of Maintenance to provide senior technical and operational leadership across the Crowne Plaza Resort Asheville (IHG), the Four Points by Sheraton Asheville Downtown (Marriott), the Asheville Racquet Club, and other area companies within the Hulsing portfolio. You will serve as the senior maintenance and engineering authority for the complex, partnering with General Managers, ownership, and the Vice President of Operations to protect the physical assets, control costs, ensure regulatory compliance, and deliver facilities that consistently reflect the quality and character of a luxury hospitality brand.

The Opportunity
This is not a traditional single-property maintenance role. You will oversee facilities, engineering, and grounds operations across a multi-property, multi-brand complex — a resort, a downtown hotel, and a racquet club — each with different systems, guest profiles, and operating rhythms, all while building one cohesive maintenance culture and delivering results that reflect the Hulsing standard of quality and sustainable profitability. You will report to the Vice President of Operations and serve as the primary technical resource for property leadership, ownership, and capital planning across the complex.
Key accountabilities include:

Multi-property facilities oversight: provide strategic and hands-on leadership of all maintenance, engineering, and grounds operations across every property in the complex, ensuring consistent standards of physical plant performance, safety, and presentation.

Preventive maintenance and inspections: develop and maintain comprehensive preventive maintenance programs covering HVAC, plumbing, electrical, structural, life safety, and mechanical systems; conduct regular site visits to assess conditions and inspect completed work.

Team leadership and development: recruit, hire, coach, and retain skilled maintenance technicians, engineers, groundskeepers, and property-level supervisors, building a high-performing, technically proficient team across the complex.

Capital projects and renovations: lead the planning, coordination, and execution of capital improvement projects and facility upgrades, developing scopes, timelines, and cost estimates and presenting recommendations to ownership and the VP of Operations.

Budgeting and financial management: develop and manage annual maintenance and engineering budgets and multi-year capital investment plans, controlling costs while protecting the quality and reliability of physical plant operations.

Vendor and contractor management: establish and manage relationships and service contracts with qualified vendors and contractors, ensuring timely, cost-effective, and quality-driven service across the complex.

Compliance, safety, and sustainability: ensure full compliance with applicable building codes, fire safety regulations, environmental standards, OSHA requirements, and brand standards; drive energy management and sustainability initiatives across the portfolio.
Who Thrives in This Role
The successful candidate will bring:

Minimum 7–10 years of progressive facilities, engineering, or maintenance management experience, with at least 3–5 years in a senior or director-level role overseeing multiple properties or locations.

Demonstrated experience in hotel, resort, club, or luxury hospitality facility management strongly preferred.

A proven track record of managing capital improvement projects, vendor relationships, and multi-site maintenance operations within budget and on schedule.

Comprehensive technical knowledge of building systems — HVAC, plumbing, electrical, structural, life safety, and mechanical — across hotel and club facility types.

Strong financial acumen, with the ability to develop, manage, and analyze budgets, forecasts, and capital expenditure plans for multi-property operations.

The presence and communication skills to build trust and alignment with ownership, General Managers, and operational teams across the complex.

Bachelor’s degree in Facilities Management, Engineering, Construction Management, Hospitality Management, or a related field preferred; equivalent combination of technical training, trade certifications, and senior-level management experience will be considered. CHFE, CFM, EPA 608, or OSHA 30 a plus. Valid driver’s license required, with regular travel between properties.
