Project Manager -Commercial Construction
DG Fenn Construction is a midsize commercial General Contractor located in North Phoenix poised for growth has a need for an experienced Project Manager. This position requires day to day responsibilities within construction operations. We have a solid client base in Arizona and surrounding states and offer an excellent opportunity for the right candidate.
Overview:
The successful candidate will assume responsibility for projects as the Project Manager. The Project Manager will have his/her own project assignments, and will also be responsible for estimating/preconstruction of assigned projects, subcontract negotiation and compliance, subcontractor management, project financial management, schedule and budget management and compliance with Company Standard Operating procedures.
Overall Focus:
· Oversee project delivery for assigned projects
· Ensure corporate vision and strategies are incorporated.
· Insure compliance with Company policies and procedures.
Work Acquisition and Client Management:
· Working at the direction of the Leadership, cultivate relationships with existing clients through exceptional project delivery.
· Estimating/Preconstruction.
· Ensure client satisfaction at all levels
Financial Management:
· Establish financial performance goals for each project and implement strategies to
achieve goals.
· Review and analyze financial reports on projects; provide guidance/direction to teams.
· Monitor project cash flow and achieve established goal.
Preconstruction:
· Ability to manage estimates (full process bid solicitation, review bids, select qualified sub and prepare estimate on assigned projects).
· Write or approve detailed scope of work descriptions for subcontractors.
Construction Operations:
· Ensure all construction activities are consistent with company's Standard Operating
Procedures.
· Develop project execution plans, including baseline schedules for projects.
· Review schedule updates and participate in monthly update meeting.
· Ensure performance corrections are implemented to achieve client satisfaction.
· Ensure Quality Assurance/Quality Control plan is developed and followed.
· Ensure project specific safety plans and safety Standard Operating Procedures are in
place.
· Initiate and maintain liaison with client and A/E contacts to facilitate construction
activities.
· Monitor/control construction through administrative direction of on-site superintendent to ensure project is built on schedule and within budget; investigate potentially serious situations and implement corrective measures.
· Manage financial aspects of contracts (fee payment, rental equipment, income/expenses, etc.) to protect company’s interest and simultaneously maintain good relationship with client.
· Prepare cost reports, RFP’s, purchase orders and sub-agreements for major orders.
· Negotiate contract scope and terms and conditions.
· Assume additional responsibilities as directed by corporate executives.
Qualifications:
· Must have minimum 5 years of commercial general contractor construction as a Project Manager.
· A comprehensive understanding of Commercial construction projects.
· Bachelor’s Degree in Construction, Engineering or related field. Relevant experience may satisfy education requirement.
· Demonstrated leadership skills, highly positive outlook, flexible, team building
experience.
· Computer proficiency, including use of Microsoft Project, Excel, Outlook, Word.
