About the Role
We are hiring a full-time Make Ready Technician who can walk into a rental turn and handle the trades that get it rent-ready: tile repair, interior paint, and drywall repair with texture matching — plus the general make-ready punch list around them. This is a W-2 position (taxes withheld, steady paycheck, paid holidays — not a 1099 gig).
This is a multi-trade role. One day you are regrouting a shower and resetting loose tile; the next you are patching walls, matching texture, and repainting a bedroom; the next you are knocking out a punch list — doors, caulk, blinds, fixtures. You will move from house to house across the DFW area, scope the work, and execute without hand-holding.
We are looking for someone who is reliable, hardworking, and brings real hands-on experience across more than one trade — a finisher who takes pride in a unit that looks sharp on the final walk-through.
What You Will DoTile
- Repair and replace cracked or loose tile — floors, tub surrounds, shower walls, backsplashes
- Regrout, recaulk, and seal wet areas so they pass inspection
- Small tile installs: thinset, layout, cuts, grout, and cleanup
Paint
- Prep surfaces: clean, scrape, caulk, mask, and prime
- Paint interior walls, ceilings, trim, and doors — brush, roller, and cut-ins
- Color-match touch-ups and full-room repaints on rental turns
Drywall
- Patch nail pops, cracks, door-knob holes, and water-damaged sections
- Tape, float, sand, and match texture (orange peel, knockdown, smooth) so the patch disappears under paint
General make-ready
- Punch-list work: door hardware, blinds, caulking, light fixtures, ceiling fans, air filters, smoke detectors
- Minor trim and carpentry repairs (baseboards, casing, doors)
- Blue-tape walkthroughs and final quality checks before the client sees the home
- Document before/after photos for job tracking
- Keep job sites clean and organized
Requirements
- Must be 18 years or older
- 3+ years hands-on experience across at least two of: tile, paint, drywall/texture (make-ready or rental turn experience strongly preferred)
- Texture matching ability — your drywall patches must blend after paint
- Tile experience — able to set, grout, and caulk so wet areas are watertight and clean
- Must own your own hand tools and basic power tools (drill, taping knives, trowels, levels)
- Must be able to perform physical labor — lifting up to 50 pounds, climbing ladders, kneeling for tile work, sanding overhead, working in hot or dusty conditions
- Must be reliable and show up on time every day
- Must follow instructions and work as part of a team
- Valid driver's license and reliable personal vehicle required
- Must pass a pre-employment drug screen — drug-free workplace
- Must be authorized to work in the United States
