We are seeking a dependable and experienced Property Maintenance Technician to maintain several residential properties on Hat Island, Washington. This is a hands-on position for someone who has broad experience with property maintenance, landscaping, carpentry, exterior repairs, and renovation projects.
The ideal candidate is resourceful, safety-conscious, comfortable working independently, and willing to remain on Hat Island for several consecutive days when projects or property needs require it.
What You’ll Do
· Perform routine inspections and preventive maintenance at multiple residential properties.
· Complete general home repairs and property-maintenance projects.
· Perform carpentry work, including repairing or rebuilding decks, stairs, railings, fencing, gates, trim, and other wood structures.
· Complete minor interior and exterior repairs, including drywall, painting, caulking, weatherproofing, and hardware replacement.
· Perform groundskeeping, mowing, trimming, brush removal, weed control, and general landscape maintenance.
· Clear lots and remove branches, storm debris, and other vegetation.
· Perform light tree and limb removal when the work can be completed safely and is within the employee’s training and experience.
· Identify hazardous trees or higher-risk work that requires a qualified tree-service contractor.
· Assist with renovations, remodels, siding repairs, roofing repairs, and other improvement projects.
· Perform minor concrete, masonry, and brick repairs.
· Complete basic plumbing repairs, such as replacing fixtures, repairing minor leaks, and clearing simple blockages.
· Complete minor electrical tasks that do not require a licensed electrician.
· Identify work requiring permits or licensed electrical, plumbing, roofing, tree-service, or other specialty contractors.
· Meet contractors at the properties, explain project needs, monitor work, and communicate progress to management.
· Operate and maintain landscaping equipment, power tools, hand tools, and other maintenance equipment safely.
· Purchase or pick up approved materials and supplies.
· Maintain organized records of inspections, completed work, materials, expenses, and recommended repairs.
· Report safety hazards, property damage, security concerns, and urgent repair needs promptly.
· Secure properties, tools, equipment, and materials at the end of each workday.
· Respond to weather-related damage and other time-sensitive property needs.
· Complete special projects as assigned.
Required Qualifications
· At least [two/three] years of professional property maintenance, facilities maintenance, construction, remodeling, or handyman experience.
· Demonstrated experience with carpentry, landscaping, exterior maintenance, and general home repairs.
· Working knowledge of common maintenance methods, tools, equipment, and materials.
· Ability to diagnose maintenance problems and determine whether to repair them directly or recommend a qualified contractor.
· Ability to work independently, prioritize projects, and complete assignments with limited supervision.
· Strong attention to detail and commitment to performing quality work.
· Ability to communicate clearly with management, vendors, contractors, and property occupants.
· Ability to use mobile phones, email, photographs, and basic digital records to document completed work.
· Willingness and ability to travel regularly to Hat Island.
· Willingness to remain on Hat Island for several consecutive days when needed.
· Ability to work outdoors in varying weather conditions.
· Ability to safely operate hand tools, power tools, landscaping equipment, and maintenance machinery.
· Ability to meet the physical requirements of the position.
· Valid driver’s license and an acceptable driving record when driving between properties, transporting supplies, or operating a company vehicle.
· Reliable transportation suitable for traveling to the assigned work locations, if a personal vehicle is required.
Preferred Qualifications
· Experience maintaining residential, vacation, waterfront, or island properties.
· Experience with remodeling, deck construction, siding, roofing, concrete, or masonry.
· Experience operating chainsaws, trimmers, mowers, and other grounds-maintenance equipment.
· Knowledge of preventive-maintenance planning and property-inspection procedures.
· Experience coordinating work with licensed contractors and outside vendors.
· Familiarity with permitting requirements and the limits of work requiring a licensed trade professional.
· First Aid/CPR certification.
· OSHA safety training or other relevant construction-safety training.
Physical Requirements
This position regularly requires the employee to:
· Stand, walk, bend, kneel, crouch, climb, reach, push, and pull.
· Work on uneven ground, stairs, decks, ladders, and outdoor areas.
· Safely lift and carry up to [insert required weight] pounds.
· Work indoors and outdoors in rain, heat, cold, wind, and other changing conditions.
· Use personal protective equipment appropriate for the assigned task.
· Travel by ferry or boat to and from Hat Island.
· Work safely around tools, equipment, construction materials, vegetation, and active maintenance projects.

Travel and Overnight Stays
Regular travel to Hat Island is an essential function of this position. The employee may occasionally be required to remain on the island for several consecutive days based on project schedules, ferry access, weather conditions, or urgent maintenance needs.
