Position Summary
The Maintenance Technician is responsible for maintaining the physical integrity of the facility, ensuring a safe, clean, and comfortable environment for residents, staff, and visitors. This position performs a wide range of repair, maintenance, and preventive tasks across all building systems and grounds.
Responsibilities
- Perform routine and preventive maintenance on HVAC, plumbing, electrical, and mechanical systems
- Conduct repairs on doors, windows, floors, walls, ceilings, and other structural components
- Respond promptly to maintenance requests submitted by residents and staff
- Inspect and maintain all life safety systems including fire extinguishers, exit lighting, and smoke detectors
- Perform painting, patching, and touch-up work throughout the facility as needed
- Maintain grounds including lawn care, snow removal, and exterior upkeep
- Ensure compliance with all local, state, and federal safety and building codes
- Complete and document all work orders in a timely and accurate manner
- Assist with move-in and move-out unit turnovers including cleaning, repairs, and inspections
- Monitor and maintain inventory of tools, supplies, and equipment
- Participate in the facility's on-call rotation for after-hours emergencies as required
- Support other departments with physical tasks such as furniture moving and event setup
Requirements
- Education & Experience
- High school diploma or GED required
- Minimum 1–2 years of maintenance, facilities, or related trade experience preferred
- Experience in a senior living, healthcare, or multi-unit residential setting is a plus
Skills & Knowledge
- Working knowledge of plumbing, electrical, carpentry, HVAC, and general building systems
- Ability to read and interpret work orders, blueprints, and equipment manuals
- Strong troubleshooting and problem-solving skills
- Ability to prioritize and manage multiple tasks in a fast-paced environment
- Good communication and interpersonal skills; ability to interact professionally with residents and staff
- Valid driver's license required
- EPA 608 Certification (HVAC/refrigerant handling) preferred
- Other trade certifications a plus (electrical, plumbing, etc.)
Physical Requirements
- Ability to lift and carry up to 50 pounds regularly
- Ability to stand, walk, bend, stoop, kneel, and climb ladders for extended periods
- Must be able to work in varying indoor and outdoor weather conditions
- Manual dexterity required to operate tools and equipment
Work Schedule
This is a full-time position. Schedule may include evenings, weekends, and holidays based on facility needs. Participation in an on-call rotation may be required.

Pay: $20.00 - $25.00 per hour
