Part-Time General Maintenance Technician (Independent Contractor)
Location: Newport News, VA (On-site )
Schedule: 3 days per week
Compensation: $600 per week
Job Overview: A condominium in Newport News is seeking a reliable, proactive, and self-motivated General Maintenance Technician to join our community team as an independent contractor. This role is ideal for a skilled handyman looking for a steady, part-time schedule. You will be responsible for keeping the community grounds safe, clean, and well-maintained while helping to identify general community rule violations and liability issues.
Key Responsibilities
- Bulk Trash & Material Removal: Identify, collect, and properly dispose of bulk items and trash from the property to keep community spaces clear.
- General Maintenance Repairs: Handle small, day-to-day property repairs including, but not limited to, changing lightbulbs, replacing stair treads, and minor siding repairs.
- Community Inspections: Conduct regular walk-throughs of the community to document and report general liability issues, maintenance needs, and violations of community rules and regulations (e.g., unauthorized deck/patio items or unapproved AC units).
Requirements & Qualifications
- Vehicle Requirement: Must own a reliable truck capable of hauling and removing bulk items/materials/furniture from the property.
- Physical Ability: Ability to lift, push, pull, and carry objects weighing between 40 and 50 pounds regularly.
- Skills: Proven experience in general handiwork, landscaping, electrical repairs, or property maintenance. Strong attention to detail to spot maintenance and compliance issues.
- Contractor Compliance: As an independent contractor, the ideal candidate must provide a valid W-9 and a Certificate of Insurance (COI) or be willing to sign a liability waiver prior to starting.
