Position Summary:
The Maintenance Supervisor will oversee and lead the maintenance team responsible for the upkeep of multiple commercial properties. This role is primarily responsible for planning, scheduling, supervising technicians and vendors, ensuring building systems and facilities are maintained in a safe, efficient, and compliant manner. The Maintenance Supervisor will conduct inspections, manage preventive maintenance programs, oversee vendor performance, track work orders and costs, and support budgeting for maintenance, repairs, and capital projects. This is a supervisory and coordination-focused role. The Maintenance Supervisor is responsible for ensuring work gets done correctly and on time. While this position is not intended to perform all trade work personally, the Maintenance Supervisor may perform hands-on maintenance when necessary to assist technicians, troubleshoot issues, or provide coverage during staffing shortages, emergencies, or peak workload periods.
Key Responsibilities
Team & Work Coordination
- Plan, schedule, and assign work to maintenance technicians, prioritizing service requests and maintenance tasks
- Monitor quality, timeliness, and completion of work
- Provide guidance, training, and performance feedback to maintenance staff
- Ensure adequate staffing coverage and on-call coordination
- Support other company managed properties with on-site maintenance staff, providing assistance with troubleshooting, bidding, project support or other maintenance needs
Maintenance Oversight
- Oversee ongoing maintenance programs, including routine maintenance, seasonal preparations, renovations, and scheduled upgrades
- Coordinate and/or perform routine site, roof, safety, fire extinguisher, and elevator inspections
- Ensure preventive maintenance schedules are followed and documented
- Review work orders for accuracy, scope, and completion
Vendor & Contract Management
- Solicit bids, recommend vendors, and oversee vendor performance
- Develop and maintain vendor relationships locally and in other regions to expand the company’s management portfolio
- Coordinate third-party contractors for HVAC, roofing, electrical, plumbing, paving, and capital projects
- Verify scope of work, pricing, scheduling, and completion
- Assist with service contracts and warranty tracking
Budgeting & Reporting
- Collaborate with Property Managers on maintenance budgeting, forecasting, and capital planning
- Track expenses, review invoices, and assist with CAM reconciliation
- Identify cost-saving opportunities and process improvements
Compliance & Risk Management
- Ensure compliance with safety regulations, OSHA standards, and local building codes
- Enforce safety procedures for staff and vendors
- Maintain documentation of inspections, repairs, and compliance records
Emergency Response
- Coordinate response to emergency maintenance issues
- Dispatch technicians and vendors as needed
- Provide oversight and follow-up to minimize downtime and tenant impact
Limited Hands-On Work
- Perform light repairs or assist technicians as needed for troubleshooting, inspections, or urgent situations
- Role is supervisory; not intended to be the primary trade technician
Qualifications:
- High school diploma or equivalent; technical training or certification in building systems, HVAC, plumbing, or electrical trades preferred.
- 3–5 years of experience in commercial property maintenance or facilities management
- Prior supervisory, lead technician, or crew coordination experience strongly preferred
- Working knowledge of building systems (HVAC, electrical, plumbing, life safety)
- Experience coordinating vendors and managing service contracts
- Strong organizational, scheduling, and communication skills
- Ability to review scopes of work, bids, and invoices
- Familiarity with OSHA and local building codes
- Comfortable using work order systems and Microsoft Office
- Valid driver’s license
Work Environment:
- Multiple commercial properties in North Florida / South Georgia.
- Combination of office and on-site work.
- On-call availability for emergency maintenance issues.
PHYSICAL DEMANDS
- Stand and walk for extended or continuous periods of time
- Ascend and descend staircases, ladders, and/or step stools
- Travel outside between buildings in varying outdoor weather conditions
- Regularly operate office machinery
- Ability to exert up to 50 pounds occasionally, and up to 25 pounds frequently to lift, carry, push, pull, or move objects.

Pay: $60,000.00 - $65,000.00 per year
