Position Summary
We are seeking a dependable, motivated Apartment Maintenance Technician to join our team in Lake Jackson, Texas. The ideal candidate will have experience maintaining apartment homes and common areas, excellent troubleshooting skills, and a commitment to providing outstanding customer service to our residents. This position requires an EPA HVAC Certification and the ability to perform a variety of maintenance tasks with minimal supervision.
Required Qualifications
- EPA Section 608 HVAC Certification (Universal preferred)
- Minimum 2 years of apartment or residential maintenance experience preferred
- Valid Texas driver's license with a good driving record
- Ability to lift up to 75 pounds and work in outdoor weather conditions
- Ability to participate in an on-call emergency maintenance rotation
- Strong communication and customer service skills
- Ability to work independently and prioritize multiple work orders
Essential Duties and ResponsibilitiesHVAC
- Diagnose, repair, and maintain residential HVAC systems.
- Perform preventative maintenance on air conditioning and heating equipment.
- Replace filters, thermostats, capacitors, contactors, motors, and other HVAC components.
- Ensure compliance with EPA refrigerant handling regulations.
Plumbing
- Repair leaking faucets, toilets, garbage disposals, and water supply lines.
- Clear drains and minor sewer stoppages.
- Replace fixtures, valves, and water heaters as needed.
Electrical
- Troubleshoot and repair electrical outlets, switches, GFCIs, breakers, ceiling fans, lighting fixtures, and smoke detectors.
- Replace light fixtures and perform minor electrical repairs in accordance with applicable codes.
Painting & Carpentry
- Prepare apartments for new residents by patching drywall, painting walls, trim, doors, and ceilings.
- Repair doors, cabinets, locks, windows, screens, blinds, shelving, and other building components.
General Maintenance
- Complete resident service requests promptly and professionally.
- Perform apartment make-ready duties.
- Maintain pools, sidewalks, parking areas, landscaping irrigation systems, and common areas.
- Replace appliances and perform appliance repairs when possible.
- Assist with preventive maintenance programs.
- Keep maintenance shop organized and inventory stocked.
- Ensure all work complies with company safety policies and OSHA standards.
Preferred Skills
- Appliance repair experience
- Pool maintenance certification (or willingness to obtain)
- Basic drywall finishing and texture repair
- Locksmith experience
- Irrigation repair knowledge
- Knowledge of building codes and safety regulations
- Ability to use smartphones or maintenance software for work orders
Physical Requirements
- Frequently lift, carry, push, and pull up to 75 pounds.
- Climb ladders, stairs, and rooftops safely.
- Bend, kneel, crouch, crawl, and work in confined spaces.
- Work indoors and outdoors in varying weather conditions.
