AP Construction LLC – Multifamily Construction, Historic Restoration & Adaptive Reuse
Position Overview
AP Construction is looking for a skilled Purchasing Manager to take full ownership of procurement across the company. In this role, you will be responsible for sourcing, negotiating, and purchasing every material and product needed for our multifamily new-construction, historic restoration, and adaptive-reuse projects. You will play a critical part in building and continuously expanding a strong, reliable supply network that supports quality, schedule, cost control, and historic authenticity.
This position reports directly to the Director of Construction.
Key ResponsibilitiesProcurement Leadership
- Own the complete purchasing function for AP Construction, sourcing and buying all materials and products required across our multifamily new-construction, historic restoration, and adaptive-reuse projects.
- Develop and execute procurement strategies that effectively balance cost, quality, lead times, and historic authenticity requirements.
- Manage purchasing for structural materials, MEP systems, unit fit-out packages, finishes, appliances, site materials, and specialty historic restoration products (including reclaimed lumber, period-correct windows and doors, ornamental metals, period hardware, plaster systems, and specialty masonry).
Vendor Development
- Continuously research, evaluate, and bring on new suppliers, mills, manufacturers, and specialty vendors to strengthen and expand the company’s supply network.
- Actively pursue alternative sources for both standard and hard-to-find materials to improve pricing, availability, and supply-chain resilience.
- Build and maintain strong working relationships with regional and national suppliers experienced in multifamily and historic work.
- Maintain and regularly update preferred-vendor lists based on performance, quality, pricing, and reliability.
Project Coordination & Support
- Issue and manage purchase orders, track deliveries, and work closely with project managers and superintendents to keep materials aligned with construction schedules.
- Coordinate long-lead and specialty items that are critical to both project timelines and historic authenticity.
- Support preconstruction and project teams with quantity take-offs and material estimating from construction documents as needed.
- Oversee leftover and surplus material inventory across multiple job sites and storage locations, and implement processes to maximize reuse and reduce waste.
Cost Control & Documentation
- Monitor material costs, identify value-engineering opportunities, and help protect project budgets.
- Ensure purchases comply with applicable historic preservation guidelines, local historic district requirements, building codes, and project-specific standards.
- Obtain and maintain all required documentation, warranties, submittals, and certifications for purchased materials.
- Evaluate vendor performance on quality, lead times, reliability, and service, and address issues promptly.
Required Qualifications
- Purchasing/procurement experience in commercial construction, preferably with a general contractor.
- Experience sourcing a broad range of construction materials for multifamily, historic restoration, or adaptive-reuse projects.
- Strong knowledge of construction materials used in both new multifamily and historic buildings (structural, MEP, finishes, masonry, wood windows, ornamental metals, plaster systems, etc.).
- Ability to read and interpret architectural and structural drawings and specifications; experience performing quantity take-offs or material estimating.
- Proven negotiation skills and a demonstrated ability to build, manage, and expand vendor relationships.
- Proficiency with Excel and project management tools.
- Strong organizational and communication skills with the ability to manage multiple projects and coordinate effectively with project managers, superintendents, architects, and vendors.
- Valid driver’s license and willingness to travel to job sites and suppliers as needed.
Preferred Qualifications
- Knowledge of Indiana and Midwest regional suppliers, or the ability to quickly develop a strong local/regional network.
- Experience managing surplus/leftover material programs across multiple sites.
- Familiarity with digital take-off platforms (Bluebeam, PlanSwift, On-Screen Takeoff, or similar).

Pay: $66,174.01 - $79,693.42 per year
