General Description: The maintenance position is responsible for the facility plant maintenance.
Days and Hours on Duty:
Tuesday-Saturday 8:30-5:00
Maintenance workers are on duty at the facility daily. (See Personnel Report LIC 500)
Duties and Responsibilities:

Ensures the physical plant is always maintained and safe for residents.

Ensures the facility is always compliant with state and local regulations.

Ensures all necessary facility plant repairs are completed in a timely manner.

Ensures all facility tools and equipment are maintained and stored properly.

Oversees all facility preventative and ongoing maintenance to resident rooms, bathrooms and common areas is completed as scheduled.

Oversees all major facility equipment is always in good working order (facility appliances, heater, air conditioner, plumbing, etc.)

Oversees that all furniture and fixtures are always in good condition.

Identifies potential hazards or safety issues in the facility and corrects as needed.

Implements both a monthly and annual facility maintenance and repair

schedule.

Has a checklist system to ensure the building is in working order including water temperature and kitchen equipment?

Ensures that fire safety equipment and the building alarm system are always in working order.

Ensures that the resident communication system is always in working order.

Ensures policies and procedures for infection control, waste disposal and universal precaution are in place.

Ensures that all work areas are clean, free of hazardous conditions and that all equipment and supplies are safely stored.

Orders and maintains necessary maintenance parts and supplies.

Oversees resident’s rooms are ready for move-in

Reports to the Administrator if certain repairs will require a professional licensed repairperson such as plumber, etc.

Will ensure that at no time resident’s rights are violated and any alleged abuse is reported.

Understands what to do and who to call in case of a resident emergency.
