Job Summary
We are seeking a dynamic and highly organized Apartment Manager to oversee daily operations of residential communities. In this role, you will serve as the primary point of contact for residents, prospective tenants, vendors, and staff, ensuring exceptional customer service and efficient property management. Your expertise in property leasing, legal compliance, and team leadership will drive occupancy rates, maintain property standards, and foster a positive living environment. Duties
- Manage leasing activities including showing apartments, processing lease or rental agreements, and upselling available units to prospective tenants.
- Oversee property maintenance requests, coordinate facilities management, and ensure timely resolution of issues to uphold property standards.
- Administer tenant relations by addressing concerns promptly, managing conflict resolution, and maintaining high levels of customer service.
- Utilize property management tools such as Yardi and OneSite to perform data entry, filing, rent collection, and reporting tasks efficiently.
- Ensure compliance with Fair Housing regulations, Landlord-Tenant Law, LIHTC (Low-Income Housing Tax Credit), Section 8 housing programs, and other legal requirements.
- Conduct regular inspections to monitor property conditions and coordinate necessary repairs or improvements.
- Manage budgets, control expenses, and oversee leasing incentives or promotional activities to maximize occupancy and revenue.
- Lead a team of leasing agents or administrative staff by providing training, supervision, and performance feedback to foster a collaborative work environment.
Qualifications
- Proven experience in property management or real estate administrative roles with familiarity in property leasing and client communication.
- Strong knowledge of property management software such as Yardi and OneSite; proficiency in Microsoft Office Suite is essential.
- Familiarity with landlord-tenant law, Fair Housing regulations, LIHTC compliance, Section 8 programs, and contracts management.
- Demonstrated ability in conflict management, negotiation skills, and handling sensitive legal or contractual issues effectively.
- Excellent customer service skills with a professional phone etiquette and client relationship management experience.
- Prior experience in facilities management or property maintenance coordination is preferred.
- Ability to manage multiple priorities efficiently while maintaining attention to detail in data entry and filing tasks.
- Strong team management skills with the ability to motivate staff and foster a positive workplace culture.
