Overview
Closeline Settlements is seeking an experienced, detail-oriented Title Abstractor to join our team. In this role, you will be responsible for conducting thorough title searches and researching public land records to prepare accurate title abstracts for residential and commercial real estate transactions. The ideal candidate is highly organized, analytical, and knowledgeable in researching county land records, identifying potential title issues, and ensuring complete and accurate title information.
You will work closely with our title examiners and operations team to support the timely issuance of title commitments for purchase and refinance transactions across multiple states.
Work Location: This position is eligible for remote work. However, preference will be given to candidates located in the DMV (DC, Maryland, and Virginia) area to facilitate collaboration, training, and occasional in-person meetings as needed.
Key Responsibilities
- Conduct comprehensive title searches by examining public records, including deeds, mortgages, deeds of trust, liens, judgments, tax records, probate filings, plats, easements, and other recorded documents.
- Research and compile accurate chains of title and ownership histories.
- Prepare clear, complete, and accurate title abstracts for review by title examiners.
- Identify potential title defects, encumbrances, restrictions, and other matters affecting title, and document findings appropriately.
- Verify legal descriptions, ownership information, parcel data, and property tax information.
- Obtain and review records from county courthouses, online land record systems, tax offices, and other public agencies.
- Upload and maintain title search documentation within Closeline's proprietary processing system.
- Communicate findings and documentation needs to title examiners and operations staff to facilitate the resolution of title issues.
- Meet production deadlines while maintaining a high level of accuracy and attention to detail.
Qualifications & Skills
- Previous experience as a Title Abstractor or in a similar title research role.
- Strong knowledge of county land records, public recording systems, and real estate documents.
- Ability to accurately research and compile chains of title.
- Excellent analytical skills with exceptional attention to detail.
- Familiarity with title insurance processes and real estate transactions.
- Experience performing title research in multiple states is preferred.
- Strong organizational and time-management skills with the ability to prioritize multiple assignments.
- Proficiency with title production software, online county record systems, and Microsoft Office applications.
- Ability to work independently while collaborating effectively with examiners and operations staff.
Salary commensurate with experience.
Job Type: Full-time
Pay: $55,000.00 - $65,000.00 per year
