About the Position
Spirit Management Services ("SMS") is seeking a highly motivated maintenance professional to join its team of entrepreneurial real estate professionals.
The Maintenance Manager will partner with the Business Manager to support the overall operational and physical performance of the community. The role leads all maintenance operations, preventative maintenance and asset preservation initiatives while helping to maximize asset value and deliver exceptional resident service.

Primary Responsibilities and Objectives
- Lead all maintenance operations, preventative maintenance and asset preservation initiatives while maintaining comprehensive knowledge of the property's infrastructure, emergency procedures and critical building systems.
- Oversee and actively participate in service requests, apartment turns, inspections and capital projects while ensuring work is completed correctly the first time, within approved budget guidelines and in accordance with company standards. Utilize the PMS to document work performed, communicate with residents and ensure timely completion of all work orders.
- Perform and oversee carpentry, drywall, plumbing, electrical, appliance and MEP troubleshooting, repair and replacement while utilizing third-party vendors only when necessary.
- Conduct regular inspections of building systems, life safety systems and other physical components of the community to ensure proper operation, safety and asset preservation.
- Lead by example through active participation in day-to-day maintenance operations while fostering a culture of accountability and teamwork.
- Respond to emergencies in a timely manner and participate in the property's on-call rotation, as required.
- Monitor maintenance supply inventory levels, order materials as needed and proactively communicate anticipated budget variances, large expenditures and operational concerns to the Business Manager.
- Obtain and review vendor proposals, provide recommendations to the Business Manager and oversee vendor performance, capital improvements and warranty work.
- Complete timely incident reports and maintain all required maintenance records, binders, logs, certifications and regulatory documentation to ensure the property remains organized and inspection ready at all times.
- Facilitate training, coaching and skill development for maintenance team members by identifying development opportunities and recommending programs that support technical growth.
- Partner with the Business Manager to achieve the property's financial, operational and occupancy goals.
- Support all aspects of property operations and collaborate across departments as business needs require, demonstrating Spirit's all-hands-on-deck philosophy.
- Ensure compliance with all applicable laws, regulations, inspection requirements and company policies.
- Any other duties assigned by the Business Manager.
Qualifications, Skills & Attributes
- High school diploma or equivalent required. Technical certification, trade school education or relevant industry certifications preferred, but not required.
- 3+ years of progressive multi-family residential maintenance experience with demonstrated leadership, coaching and team development skills.
- Ability to read and interpret equipment manuals, plans, specifications and regulatory requirements preferred.
- Comprehensive knowledge of building systems, preventative maintenance programs, work order management and electrical, plumbing, HVAC, appliance and general building system troubleshooting and repair techniques.
- Strong written, verbal, interpersonal and organizational skills with the ability to effectively prioritize responsibilities and thrive in a fast-paced, self-directed and entrepreneurial environment.
- Proficient computer skills, including Microsoft Office (Word, Excel, Outlook, etc.) and the ability to effectively identify issues, evaluate solutions and implement corrective action across multiple building systems.
- Demonstrated ability to manage vendor relationships and oversee project execution.
- EPA certification and CPO certification preferred, where applicable.
- Must maintain a professional image with residents, vendors, contractors, investors and Spirit principals.
- Valid driver's license and reliable transportation required.
