Job Summary
We are seeking a motivated and skilled Apartment HVAC Maintenance Technician to join our dynamic property maintenance team. In this role, you will be responsible for ensuring the optimal operation, repair, and maintenance of heating, ventilation, air conditioning (HVAC), refrigeration, plumbing, and related mechanical systems across our residential communities. Your expertise will help create comfortable living environments for residents while maintaining the safety and efficiency of all building systems. Duties
- Perform routine inspections and preventative maintenance on HVAC systems, including air conditioning units, boilers, and refrigeration equipment to ensure optimal performance.
- Troubleshoot and repair HVAC/R (Heating, Ventilation, Air Conditioning/Refrigeration) systems using schematics, technical manuals, and diagnostic tools such as ohmmeters.
- Conduct plumbing repairs and maintenance tasks related to water supply, drainage, and appliance repair within residential units and common areas.
- Diagnose mechanical issues in equipment such as pumps, motors, welders, and other mechanical components; execute repairs or replacements as needed.
- Read and interpret schematics and HVAC design plans to accurately identify system layouts and troubleshoot complex issues effectively.
- Maintain detailed records of all maintenance activities, repairs performed, parts used, and system inspections for compliance and reporting purposes.
- Assist with field service operations including equipment installation, welding tasks, ammonia refrigeration handling (if applicable), and other property maintenance duties to uphold safety standards.
Skills
- Strong mechanical knowledge with experience in HVAC systems, refrigeration units, plumbing, boilers, and appliance repair.
- Proven service technician experience in construction or property maintenance environments.
- Ability to read schematics and HVAC design plans accurately; familiarity with HVAC/R principles is essential.
- Skilled in using diagnostic tools such as ohmmeters for troubleshooting electrical components.
- Experience with equipment repair including welding techniques; knowledge of ammonia refrigeration systems is a plus.
- Valid driver’s license with a clean driving record; comfortable operating <PERSON> drivers or similar vehicles for field service tasks.
- Knowledge of field service procedures involving property maintenance tasks like boiler servicing or mechanical component replacement.
