This building maintenance position is for a part-time maintenance person in an assisted living facility in Council Bluffs. The position would start at 30 hours/week with the expectation of working 40 hours if necessary. This position is an excellent opportunity for a person with the correct skill set. The work environment is supportive and the assignments are varied.

This building maintenance position is responsible for the following:
· Routine and preventative maintenance
· Maintaining and/or monitoring building systems and equipment, such as HVAC, fire alarm and security systems, elevator, outdoor sprinkler system, and telecommunication systems
· Maintenance and repair activities such as unit turns, work orders, common area maintenance and landscaping
· Monitoring contract vendor work and participating in building inspections
· Assuring the overall building and property appearance and repair
· Reporting directly to the building administrator and monitoring by the corporate maintenance director
Primary Duties:
· Perform daily, weekly and annual preventative maintenance for all building systems
· Perform or assure repairs to HVAC systems, elevators, fire and entry security systems, IT systems and outdoor sprinkler
· Perform routine repairs and maintenance to appliances, plumbing and electrical components and perform light carpentry and drywall repair.
· Perform work orders and apartment turnovers
· Be available to address after-hours emergency situations in support of building personnel
· Participate in periodic regulatory inspections
· Complete necessary paper work and communicate with management team as necessary
· Maintain supplies and inventory and obtain vendor bids for select and special tasks.
· Remove snow with machinery or shovel
Education/Training/Experience:
· High School or equivalent plus specialized training compatible with job requirements
· Advanced training in electrical/mechanical/technical building systems and equipment preferred
· 3-5 years in similar maintenance role
· Iowa driver’s license
Skills and Abilities:
· Ability to operate computer to track maintenance activity and communicate with management team
· Good verbal and written communication skills
· Ability to lift up to 75 pounds occasionally; stand or walk for long periods; frequently walk, bend, stoop, kneel, climb or crawl
· Ability to use power tools, hand tools, trouble shoot maintenance issues
Pay: From $20.00 per hour
