Gilson Inspection Services (a division of Gilson Housing Partners)
Gilson Inspection Services partners with Housing Authorities to ensure rental properties meet Public Housing Quality Standards (PHQS) and local housing codes.
We are seeking a Part-Time Housing Inspector in Monterey, CA. This field-based role is ideal for someone with housing inspection or property management experience who enjoys working independently while helping communities stay safe and compliant.
Responsibilities
- Conduct inspections on residential rental units, including Section 8 properties.
- Verify compliance with PHQS and local housing codes.
- Document findings using our inspection software (training provided).
- Communicate professionally with tenants, landlords, and property owners.
- Prepare clear inspection reports and identify required repairs.
Requirements
- Experience in housing inspections, property management, or a related field (preferred).
- Valid driver's license, personal vehicle, and active auto insurance (required).
- Comfortable using Microsoft Word, Excel, and mobile applications.
- Ability to pass a background check and drug screening.
- Spanish-speaking is a plus.
Compensation
- Initial Inspection: $12.00 per completed inspection.
- Annual Inspection: $12.00 per completed inspection.
- Reinspection: $7.00 per completed inspection.
- No Show: $7.00 per occurrence.
We generally aim to schedule approximately three inspections per hour whenever possible. Actual inspection volume may vary depending on location, routing, resident availability, and Housing Authority scheduling.

Mileage Reimbursement
Mileage is reimbursed from the first completed inspection of the day to the last completed inspection of the day. Mileage is not reimbursed for travel from your home to the first inspection or from the last inspection back to your home.
