THE OPPORTUNITY
We are looking for an experienced Maintenance Supervisor to lead the maintenance operations across three Faris Residences communities in the greater Charleston, SC area:
● Faris Residences Goose Creek (Primary Home Base)
● Faris Residences Moncks Corner
● Faris Residences Strawberry Station
All three properties are within a short drive of each other. Goose Creek is your primary base, but the nature of this role means your day may take you across any or all three sites, particularly when emergencies arise. You will always know where you are needed most.
These are value-add assets. That means there is meaningful work ahead: systems to assess, a preventative maintenance program to build and execute consistently, and a physical standard to establish and hold across all three communities. This is not a steady-state, reactive-only role.
You will lead a team of two maintenance technicians and report directly to the Lead Property Manager. You are the person residents count on when something goes wrong, the person the office team depends on to turn units with precision, and the person who keeps three properties running at a first-class standard every single day.
WHAT YOU WILL OWN
HVAC AND TECHNICAL OPERATIONS
● Diagnose, service, and repair residential HVAC systems independently and at an advanced level, including full compressor replacements and major component swaps
● Perform HVAC work across all three properties without reliance on outside vendors for standard repairs, minimizing cost and turnaround time
● Execute EPA 608-certified refrigerant handling on all applicable equipment
● Serve as the technical resource and trainer for your technician team on HVAC systems, ensuring their skill level rises with yours
● Identify HVAC systems approaching end of life and communicate capital planning recommendations to the Lead Property Manager with documentation
WORK ORDER EXECUTION AND STANDARDS
● Hold yourself and your team to the Faris Residences work order standard: all non-part work orders completed within 24 to 48 hours, no exceptions
● Complete emergency work orders the same day they are reported, regardless of what else is on the schedule
● Triage and prioritize the daily work order queue across all three properties, deploying your team where they are needed most
● Maintain accurate records for all service requests, work-in-progress, and completed work across all three sites
● Communicate proactively with residents during open work orders, keeping them informed and never leaving them to chase you for an update
PREVENTATIVE MAINTENANCE
● Build and execute a structured preventative maintenance program across all three properties, covering HVAC seasonal servicing, filter replacements, water heater inspections, plumbing checks, and exterior preparation
● Schedule and track PM completion with discipline, treating the program as a non-negotiable part of the weekly workflow rather than something that happens when time allows
● Proactively identify deferred maintenance items and capital needs at all three properties, communicating recommendations to the Lead Property Manager with documentation
● Maintain hazard communications programs at all three sites and consistently enforce safe work practices across your team
TEAM LEADERSHIP AND ACCOUNTABILITY
● Directly supervise, train, and schedule two maintenance technicians across the three-property portfolio, setting daily priorities and verifying work quality throughout the day
● Hold your team to the 24 to 48 hour work order standard with the same firmness you hold yourself: track completion times, identify patterns, and address gaps immediately
● Coach and develop your technicians with the mindset that a stronger team makes your job easier and the properties better
● Provide input to the Lead Property Manager on technician performance, flagging concerns early rather than waiting for formal reviews
MAKE-READY AND PROPERTY OPERATIONS
● Lead and execute make-ready turns across all three properties, walking vacated units, completing all repairs and punch items, and delivering move-in ready units to the leasing team on schedule
● Conduct daily property walks at your primary base and regular inspections across all three sites, identifying hazards, curb appeal issues, and maintenance needs before residents report them
● Maintain organized, properly stocked, and OSHA-compliant maintenance shops at all three properties
● Manage supply inventory and vendor bids within budget guidelines, obtaining competitive pricing and communicating purchasing needs to the Lead Property Manager
● Participate in on-call emergency response across the portfolio
RESIDENT RELATIONS
● Interact with residents during service calls and property walks with professionalism, warmth, and a genuine commitment to resolving their concerns
● Follow up on all work orders to confirm resident satisfaction, not just technical completion
● Represent Faris Residences in every interaction with residents, vendors, and contractors across all three communities
WHO YOU ARE
You are a highly skilled, self-directed maintenance professional with deep HVAC expertise and the leadership instinct to build a team around a high standard. You move with urgency, you work clean, and you take personal ownership of the condition of every property in your portfolio.
● You have 3 or more years of multifamily residential maintenance experience, with prior supervisory experience required
● Your HVAC skills are advanced: you diagnose independently, you perform major repairs including compressor replacements, and you do not need to call a vendor for work you can handle yourself
● EPA 608 certification is required
● You have experience building or executing a structured preventative maintenance program across multiple sites or a large portfolio
● You are a skilled generalist: plumbing, electrical, appliance repair, drywall, painting, and general carpentry are all within your wheelhouse
● You hold your team accountable with clarity and consistency: you set the standard, you check the work, and you address gaps directly
● You understand what a 24 to 48 hour work order completion window means in practice and you have the systems and discipline to hit it
● You communicate with residents the way you would want to be communicated with: promptly, honestly, and with genuine follow-through
● You are comfortable working across multiple properties in a single day and managing a schedule that does not always go as planned
● Must have reliable transportation and the ability to respond to after-hours emergencies across the portfolio
● Basic computer skills and ability to use property management software for work order tracking is required
