The Estimator is responsible for preparing accurate and competitive cost estimates for multifamily and mixed-use construction projects. This role plays a critical part in preconstruction by analyzing project documents, developing detailed takeoffs, and supporting project teams with budgeting and bid strategy from concept through final pricing.
Projects typically include ground-up multifamily developments such as podium, wrap, and garden-style communities, often involving complex site conditions and multiple building systems that require detailed coordination and cost analysis.
- Review construction drawings, specifications, and bid documents to define project scope and requirements.
- Perform detailed quantity takeoffs across all trades including sitework, structural, architectural, and MEP systems.
- Develop conceptual, schematic, and final estimates based on project phase and design progress.
- Solicit, review, and level subcontractor and supplier bids to ensure full scope coverage.
- Identify scope gaps, overlaps, and potential cost risks within project documents.
- Prepare detailed cost breakdowns, bid proposals, and budget summaries.
- Provide value engineering recommendations to optimize cost and improve project feasibility.
- Collaborate with project managers, preconstruction teams, and field personnel to validate constructability.
- Participate in pre-bid meetings, site walks, and coordination meetings.
- Maintain organized estimate files, cost databases, and historical pricing information.
- Support project turnover to operations by clearly defining scope, assumptions, and budgets.
- 3–7+ years of experience estimating multifamily or commercial construction projects.
- Experience working for a general contractor is required.
- Strong understanding of construction methods, materials, and sequencing across multiple trades.
- Experience estimating ground-up multifamily projects preferred.
- Ability to read and interpret construction drawings, specifications, and bid documents.
- Strong analytical, organizational, and problem-solving skills.
- Ability to manage multiple estimates and deadlines in a fast-paced environment.
- Strong communication skills with the ability to coordinate across teams and stakeholders.
- Experience estimating podium, wrap, or large-scale residential developments.
- Familiarity with design-build or negotiated work environments.
- Proficiency with estimating and takeoff tools such as Bluebeam, OST, PlanSwift, or similar software.
- Bachelor’s degree in Construction Management, Engineering, or a related field preferred.
