We run the marketing that real estate investors bet their business on, and we need someone local who can own those relationships and make the numbers perform. This is a Napa-based, in-person and hybrid role, working closely with our co-founder here in the North Bay. If you live in funnels, ROAS, and cost-per metrics, you love being the person a client trusts to diagnose what is working and fix what is not, and you want to build something at the ground floor without a commute into San Francisco, read on.
About AirMail REI
AirMail is a direct mail agency built specifically for real estate investors. We design a custom marketing strategy for every client and run the entire operation for them: list building, campaign strategy, creative, and fulfillment, under a strict one-client-per-market exclusivity model. Our clients trust us because we have closed hundreds of real estate deals ourselves, and our reporting ties every dollar of mail spend directly to closed deals.
We are growing fast and adding clients every month. This role exists because our client relationships and account strategy now demand a dedicated expert.
The Role
You are the primary strategic contact for a book of clients. You own the relationship and the day-to-day strategy: analyzing campaign performance, diagnosing what is working and what is not, making recommendations, and keeping clients confident that their market is in expert hands. You are not taking orders and passing them along. You are thinking on the client's behalf and guiding them to the right call, including when it is not the call they want to hear.
You will own roughly 15 to 25 accounts, scaling as you ramp and as we grow. Founder leadership sets high-level direction and signs off on the big strategic calls. You run everything in between and grow into more of that judgment over time.
What You Will Do
- Own ongoing relationships for a portfolio of clients as their primary strategic contact.
- Run recurring performance review calls with a live dashboard: analyze each client's funnel (leads, appointments, contracts, projected revenue) and the efficiency metrics (cost per lead, cost per appointment, cost per contract, ROAS), and translate the numbers into clear recommendations.
- Bring a point of view to every call. Is a slow month random variance or a real signal? Is a rising cost per contract a creative, data, pricing, or market-conditions problem? You arrive with the answer, not just the numbers.
- Diagnose underperformance under pressure: isolate the variables, form a hypothesis, and put a concrete plan in front of the client with calm candor.
- Own the data and reporting behind the reviews, making sure each client's CRM feeds the dashboard cleanly.
- Keep campaigns sharp between calls: creative rotation, offer pricing, list strategy, cadence, and testing.
- Onboard new clients into a high-touch, premium experience, and respond quickly to client calls, texts, and emails.
What We Are Looking For
The non-negotiable: you can diagnose underperformance and you are right more often than not. When a campaign that was working falls off, you can systematically isolate why and put a plan in front of an anxious client. This is the skill the whole role turns on.
Required: a direct-response or performance marketing background. You have owned funnels and budgets where every dollar ties to a measurable result (direct mail, paid acquisition, media buying, lead gen, DTC). You live in ROAS and cost-per metrics, and you have personally turned around underperforming campaigns. (To be clear, "marketing" here means direct response or performance. General brand, content, or social marketing is not the same job.)
You are also:
- Genuinely comfortable with numbers, data, and spreadsheets, and not paralyzed by messy data.
- Consultative, not reactive. You walk into every call with a recommendation and the confidence to push a client toward the right decision.
- A clear, candid communicator clients trust because you own problems and bring a plan.
- Organized and self-directed across many accounts.
We will teach you the real estate investor world, fast, by immersing you in it. You do not need to arrive knowing it.
Bonus Points
- Real estate investing knowledge or experience (wholesaling, flipping, acquisitions, lead management, or an REI software or data company).
- Hands-on experience running or buying direct mail campaigns.
- Experience with REI CRMs (REsimpli, Salesforce / Left Main, GoHighLevel) or real estate data platforms (8020REI, REISift, Audantic, PropertyRadar, PropStream, BatchLeads).
Compensation & Benefits
- Base salary: $100,000, with a guaranteed $125,000 total cash in year one while you ramp.
- Performance bonus built around the two things that matter most on our exclusivity model: keeping clients and growing them, with keeping them rewarded most. As your book ages and you retain clients, total earnings grow to roughly $145,000 or more, with no ceiling.
- Health coverage: a monthly tax-free allowance you put toward an individual plan of your choice, dental and vision included (up to roughly $500/month for individual coverage and $1,000/month for family coverage).
- 401(k) with employer contribution.
- 15 days of paid time off plus standard holidays.
- Life and disability insurance.
- $500 home office equipment stipend to get set up.
- Professional development budget for courses, conferences, and growing your craft.
- Napa-based, in person / hybrid, Monday to Friday.
How to Apply
In your application, tell us about a time you took ownership of an underperforming account, campaign, or marketing channel: what was broken, how you diagnosed it, what you changed, and what happened. We care more about that story than a polished resume.
