POSITION SUMMARY
The Project Manager is responsible for full lifecycle management of commercial construction projects from preconstruction through closeout. This role leads project teams, manages owner relationships, controls costs and schedules, and ensures projects are delivered safely, on time, and within budget.
KEY RESPONSIBILITIES
- Lead all phases of project delivery from kickoff through final closeout
- Manage owner, architect, and subcontractor relationships as primary point of contact
- Develop and maintain project budgets, forecasts, and cost-to-complete reports
- Oversee project scheduling in coordination with Superintendent; drive milestone accountability
- Prepare and submit Owner pay applications; review and approve subcontractor pay requests
- Negotiate, execute, and manage subcontractor and vendor contracts
- Lead OAC meetings, subcontractor coordination meetings, and internal project reviews
- Manage change order process including pricing, negotiation, and execution
- Ensure compliance with contract, regulatory requirements, and company standards
- Mentor and develop Project Engineers and Assistant Project Managers
- Coordinate with Preconstruction on buyout, value engineering, and procurement
- Manage project closeout including punch list, commissioning, and owner training
REQUIRED QUALIFICATIONS
- Bachelor's degree in Construction Management, Civil Engineering, or related field
- 4–7 years of experience in commercial construction project management
- Demonstrated experience managing projects valued at $5M–$30M
- Proficiency in construction management software and Microsoft Office Suite
- Strong financial acumen and experience managing project budgets
- Excellent leadership, communication, and negotiation skills
PREFERRED QUALIFICATIONS
- Experience with k–12, higher education, municipal, or public sector projects
- OSHA 30 certification
- Experience with CM-at-Risk, Design-Build, or public works delivery methods
PHYSICAL REQUIREMENTS
Ability to walk construction sites, climb ladders, and work in varying weather conditions. Frequent computer use required. Ability to lift up to 25 lbs.
WORK ENVIRONMENT
Combination of office and active construction site environments. Standard business hours with frequent overtime. Regular travel to project sites required.
Pay: $90,000.00 - $115,000.00 per year
