Job Overview
We are seeking a proactive and skilled Full-Time Maintenance Worker Monday - Friday, specialized in residential facilities to join our dynamic team. In this role, you will be responsible for assisting our Maintenance staff on successfully ensuring the optimal operation, safety, and aesthetic appeal of a 220 Unit/15 Building Co-Op Community through hands-on maintenance, repairs, and inspections. You will report directly to co-worker and Property Manager. Your expertise will help create a comfortable, safe, and well-maintained living environment for residents.
Duties/Requirements
- Current or recent work experience in the position
- Proven experience in facilities maintenance within residential or similar environments with a strong mechanical background.
- Assist Maintenance staff with managing job site safety, quality, and schedule for assigned contractor projects.
- Create shareholder work tickets/orders, schedule repair record outcome directly on work order ticket.
- Maintain inventory control and loss prevention.
- Perform routine and preventive maintenance /repairs :Oversee and ensure completion of all repairs assigned to service contractors.
- Perform daily job site walk and submit daily safety reports (lighting, trip hazards, water leaks, and all other liability concerns)
- Cleaning of common areas, maintain exterior grounds to sustain property aesthetics.
- Conduct co-op inspections, create work tickets as needed during the inspections.
- Ability to utilize a computer to access work order system, data entry of completed tasks, effectively communicate with Management, Staff and Board .
- Read and interpret schematics, technical manuals, and facility maintenance documentation to guide repairs and upgrades.
- Maintain detailed records of work performed and record keeping using systems implemented for tracking maintenance history and scheduling future tasks.
- Coordinate with contractors during major repairs or renovations, ensuring safety standards and quality control are met.
- Daily End of Shift Report Summary- sent to Management & President of the Board of Directors .
- Knowledge and experience of electrical systems, schematics, plumbing, and carpentry
- Familiarity with TEC Mar software is helpful.
- Excellent communication skills in English to collaborate effectively with team members and residents.
- Ability to perform physically demanding tasks including lifting heavy objects, working at heights, or in confined spaces safely.
- Ability to safely operate utility vehicles, snow blowers, boom and other grounds equipment.
- Ability to work in various conditions such as rain, cold/snow, heat/or humidity.
- Cover assignments in the absence of any Porter or Maintenance staff including but not limited to all sub tasks needed for completion.
- Certifications related to electrical work, welding, facilities maintenance or manufacturing are advantageous but not mandatory.
Pay: $60,000.00 - $65,000.00 per year
