On-Site Property Manager - Multifamily Community
We are seeking an experienced Property Manager to oversee the daily operations of a multifamily community in the Huntsville, Alabama area. This role is responsible for driving occupancy, supporting residents, managing financial performance, and ensuring compliance with all applicable regulations.
Key Responsibilities
Leasing and Occupancy
- Conduct property tours and screen prospective residents
- Process applications, negotiate lease terms, and coordinate move-ins and move-outs
- Meet or exceed occupancy and leasing goals
Marketing and Retention
- Develop and execute strategies to maintain maximum occupancy and resident retention
- Monitor market trends and competitor activity
- Provide recommendations to improve leasing performance
Resident Relations
- Deliver strong customer service and maintain positive resident relationships
- Address concerns promptly and professionally
- Foster a welcoming and well-managed community environment
Maintenance Oversight
- Coordinate maintenance activities with on-site staff and third-party vendors
- Oversee repairs, renovations, and preventative maintenance
- Ensure work is completed safely, efficiently, and to standard
Financial Management
- Collect rent and monitor delinquency
- Review and approve invoices
- Control operating expenses to meet budgetary goals
Compliance
- Ensure adherence to all federal, state, and local laws and regulations
- Maintain compliance with Fair Housing and HUD requirements
Administrative Duties
- Maintain accurate property records and reports
- Process required documentation and paperwork
- Ensure timely reporting to internal stakeholders and regulatory agencies
Qualifications
- Minimum of one year of property management and leasing experience
- Proficiency with Microsoft Office and property management software; ResMan experience preferred
- High school diploma or equivalent required; bachelor’s degree preferred
- Strong written and verbal communication skills in English
- Valid U.S. driver’s license
- CAM certification preferred
- Authorization to work in the United States
- Ability to pass background check and drug screening
Position Details
- Full-time, on-site position
- Location: Huntsville, Alabama
- Schedule: Monday through Friday, 8:00 a.m. to 5:00 p.m.
- After-hours availability may be required, including rotating on-call responsibilities
