Role Summary
We are hiring a Maintenance Technician who takes ownership of the property like it’s their own.
This is a performance role tied directly to property success. Maintenance is not a support function—it is a core driver of:
- Resident retention
- Rent collection
- Leasing velocity
- Overall property condition
If work orders are not completed and units are not getting turned, the property does not perform.
This role requires reliability, speed, and accountability. If you are not consistent, it will not work.

- Vacant units are turned quickly and to standard

Performance Metrics (How You’re Measured)
- Work orders completed within 24–48 hours (non-emergency)
- Emergency issues addressed same day
- Unit turns completed within defined timelines
- Property consistently meets “clean, safe, ready” standard
- Weekly property walkthrough completed with issues resolved
Performance is reviewed regularly and tied to compensation and continued employment.
Core Responsibilities
1. Work Orders (Primary Driver)
- Complete all assigned work orders daily
- Prioritize based on urgency and resident impact
- Move with urgency while maintaining quality
2. Unit Turns
- Turn vacant units quickly to leasing-ready condition
- Follow standardized turn scope and checklist
- Coordinate directly with leasing to ensure units are available and show-ready
3. Property Standards
- Maintain “clean, safe, ready” condition across the entire property
- Identify and resolve issues before they escalate
- Conduct regular walkthroughs (lighting, exterior, common areas, safety items)
4. Reliability & Communication
- Show up on time and ready to work every scheduled day
- Communicate proactively—no missed or delayed updates
- Immediately report any issues that may impact operations
5. Systems & Execution
- Use maintenance systems to track and close out work orders
- Maintain inventory and track materials
- Coordinate vendors when required
On-Call Expectations
- Participation in on-call rotation is required
- Must be available to respond to emergencies within expected timeframes
- Must communicate clearly during all on-call situations
First 30–60 Days Expectations
- Fully ramped on maintenance systems and processes
- Independently completing daily work orders
- Contributing to unit turns
- Demonstrating consistent attendance and reliability
- No gaps in communication or follow-through
Skills & Capabilities
- Strong hands-on experience in general maintenance (plumbing, electrical, HVAC, carpentry)
- Ability to troubleshoot and solve problems independently
- Ability to move quickly while maintaining quality
- Strong communication and professionalism with residents and team
- Organized and able to manage multiple priorities

Technical Requirements
- 3+ years maintenance experience
- EPA Certification (required)
- Valid driver’s license
- Ability to lift up to 100 lbs and perform physical work
Work Environment
This is a hands-on, on-site role involving both indoor and outdoor work in varying conditions. Safety protocols and PPE are required at all times.

Job Type: Full-time
Pay: $60,000.00 - $70,000.00 per year
