BASIC FUNCTIONS
The Commercial Project Manager is responsible for managing commercial construction projects from preconstruction through closeout. This role oversees planning, estimating, scheduling, cost control, field coordination, safety, and quality to ensure projects are completed on time, within budget, and in accordance with contract documents and company standards.
While this position may include oversight of structural concrete scopes, it is primarily focused on overall commercial project management across multiple trades.
In addition to managing individual projects, this role requires the ability to think beyond a single job and understand how decisions impact the commercial department as a whole, including workload, staffing, scheduling, and overall performance.
ROLE & RESPONSIBILITIES
Project Management & Field Coordination
- Manage commercial construction projects from preconstruction through final closeout.
- Develop and maintain project schedules and ensure milestones are met.
- Coordinate subcontractors, suppliers, inspectors, and internal field teams.
- Work closely with Superintendents to plan daily operations and resolve field issues.Review RFIs and submittals for scope, constructability, cost, and schedule impacts.
- Track project progress, identify risks, and implement corrective actions.
Financial Management
- Prepare and manage project budgets, forecasts, and job cost reports.
- Review and approve subcontractor and supplier pay applications.
- Prepare, review, and execute change orders and added scopes of work.
- Submit owner pay applications and monthly financial projections.
- Maintain accountability for cost control and project profitability.
Preconstruction & Estimating Support
- Participate in preconstruction planning and estimating as needed.
- Perform constructability and value engineering reviews to align design with project goals and budgets.
- Assist with bid package preparation and subcontractor scope reviews.
Structural Concrete Oversight (Limited Scope)
- Coordinate and manage structural concrete scopes when included in commercial projects, such as foundations, slabs-on-grade, podium decks, or elevated slabs.
- Review concrete sequencing, schedules, and quality requirements in coordination with field leadership.
Department-Level & Big-Picture Thinking
- Manage day-to-day project execution while maintaining a strong big-picture perspective on how decisions impact the commercial department as a whole, including workload, staffing, scheduling, and overall performance.
- Balance individual project priorities with overall team capacity and operational needs.
- Identify trends, recurring challenges, and opportunities for improvement across projects and communicate them to department leadership.
- Support consistency in processes, standards, and best practices across commercial projects.
Safety, Quality & Compliance
- Ensure OSHA standards and company safety policies are followed at all times.
- Conduct regular site visits to monitor safety, quality, and compliance.
- Ensure all required permits, inspections, and documentation are obtained.
- Maintain accurate and complete project closeout documentation.
Client & Team Relations
- Serve as a primary point of contact for owners, architects, engineers, and consultants.
- Maintain positive working relationships with clients and project partners.
- Communicate effectively with internal teams to support collaboration and project success.
- Uphold company values, policies, and professional standards.
EDUCATION/QUALIFICATIONS
Required
- 5+ years of experience as a Project Manager in commercial construction
- BS degree in construction or structural engineering.
- Demonstrated direct management of a minimum of 2 multi-story concrete frame buildings.
- Strong understanding of construction means and methods
- Experience managing multiple subcontractors and project schedules
- Ability to read and interpret plans, specifications, and contracts
- Strong organizational, communication, and problem-solving skills
- Proficiency with construction management software and Microsoft Office
- Demonstrated ability to think beyond individual projects and understand department-level impacts
- Possess an active Oregon driver’s license and having reliable transportation is necessary
- Must be able to pass a drug test.
Preferred / Bonus
- Knowledge of or experience with affordable housing or multi-family construction
- Background in value engineering and preconstruction collaboration
- Experience in concrete form carpentry and/or framing carpentry trade work.
- Competence in estimating multi-story heavy frame concrete commercial projects

Pay: $105,000.00 - $135,000.00 per year
