About the Position
Bywater Property Management is seeking a motivated Property Manager I to take ownership of a small, diverse portfolio of properties in the Pensacola area.
This is not a traditional large multifamily Property Manager position. Rather than managing one 200- or 300-unit apartment community, this position will manage a mixed portfolio that includes scattered-site residential rentals, smaller residential communities, and commercial properties, with the opportunity to gain exposure to additional property types as our company grows.
We are looking for someone who is organized, dependable, comfortable managing multiple priorities, and, most importantly, willing to learn and grow.
You do not need years of experience managing a large apartment community. This position may be a great next step for someone with experience in leasing, assistant property management, residential property management, real estate, or another related operational role who is ready to take ownership of their own portfolio.
What You'll Be Responsible For
You will be responsible for the day-to-day management and performance of your assigned portfolio, including:
- Serve as the primary point of contact for residents and tenants within the assigned portfolio
- Manage leasing, renewals, move-ins, and move-outs
- Monitor rent collections and follow up on delinquencies
- Coordinate maintenance requests, vendors, repairs, and property services
- Conduct routine property inspections and ensure identified issues are followed through to completion
- Monitor property conditions and proactively identify maintenance and operational needs
- Review property financial performance, expenses, and budget variances
- Prepare and review regular property performance and management reports for leadership and property owners
- Assist with annual property budgets and ongoing financial planning
- Manage commercial lease requirements and track tenant and landlord obligations
- Coordinate year-end operating expense/CAM reconciliations and settlements for commercial properties
- Review tenant charges and supporting documentation for accuracy
- Maintain accurate property, tenant, lease, vendor, and financial information within our property management software
- Ensure lease requirements, company policies, and established procedures are consistently followed
- Communicate property performance, concerns, recommendations, and upcoming needs to leadership
- Coordinate with accounting, maintenance, leasing, and other team members to ensure properties operate effectively
- Develop relationships with residents, tenants, vendors, and property owners
- Assist with additional property types and responsibilities as Bywater's portfolio and service offerings grow

- Is willing to ask questions and learn areas of property management they have not previously encountered
- Is adaptable and comfortable working in a growing company where responsibilities may evolve
Experience & Qualifications
Property management or leasing experience is preferred, but we are open to candidates with transferable experience and the right aptitude.
Experience as a Leasing Specialist, Assistant Property Manager, Property Management Coordinator, or in residential property management may be particularly well suited for this opportunity.
Candidates with relevant experience in real estate, hospitality, customer service, office management, or operations may also be considered.
Additional qualifications include:
- Strong written and verbal communication skills
- Strong organizational and time-management skills
- Basic understanding of financial reports and Microsoft Office, particularly Excel
- Ability to learn property management software and other technology platforms
- Valid driver's license and reliable transportation for property visits
- Ability to work independently while also functioning as part of a larger team
