As our Apartment Maintenance Technician, you'll play a critical role in protecting our communities and creating exceptional resident experiences by maintaining apartment homes, common areas, and building systems.

What You'll Do
- Respond promptly and professionally to resident service requests.
- Diagnose, troubleshoot, repair, and maintain HVAC systems.
- Perform preventative maintenance throughout assigned communities.
- Repair plumbing systems, including sinks, faucets, toilets, disposals, valves, and piping.
- Troubleshoot electrical issues including lighting, outlets, switches, fixtures, breakers, and appliances.
- Assess, repair, maintain, and replace household appliances as needed.
- Perform carpentry repairs including doors, locks, cabinets, shelving, countertops, trim, and hardware.
- Complete drywall repairs, patching, painting, and apartment make-ready work.
- Monitor and maintain common areas, amenities, pool areas, breezeways, parking lots, and exterior grounds.
- Assist with light landscaping and general property appearance.
- Complete apartment turnovers to Cagan's move-in ready standards.
- Maintain accurate work orders, preventative maintenance records, and inventory.
- Identify safety concerns and ensure all work meets company standards and applicable codes.
- Participate in an on-call rotation for evenings, weekends, and holiday emergencies.
- Perform additional duties and special projects to support community operations.

Qualifications
- HVAC Certification required
- Minimum 2 years of apartment or multifamily maintenance experience preferred
- Working knowledge of HVAC, plumbing, electrical, carpentry, drywall, painting, and appliance repair
- Experience completing apartment turns and preventative maintenance
- Ability to diagnose maintenance issues and recommend effective solutions
- Strong customer service and communication skills
- Ability to work independently while collaborating with the property team
- Valid driver's license with an acceptable driving record
- Ability to provide basic hand tools
Physical Requirements
This position requires frequent walking, standing, bending, kneeling, climbing ladders, lifting up to 50 pounds, working in attics, crawl spaces, rooftops, and mechanical areas, and working outdoors in varying Florida weather conditions, including heat, humidity, and rain.
