The Opportunity
Chateau Apartments sits in the heart of Hillsboro Village, one of Nashville’s most walkable and in-demand neighborhoods, steps from Vanderbilt, Belmont, restaurants, and nightlife. The property is undergoing a repositioning to attract young professionals and graduate students. This is not a stabilized asset on autopilot. It’s a property in transition, and the right Property Manager will be the person who drives it to full occupancy and keeps it there.
You will manage Chateau and only Chateau. You will have a maintenance team, direct access to ownership, and real authority to make decisions. In return, we expect you to treat this property like your own business.

Your Mission
Fill apartments, delight residents, and maximize the financial performance of the property. Specifically:
- Drive occupancy toward 100%. Think creatively about marketing, pricing, and outreach to keep units filled. Every vacant apartment is a problem to solve today, not next week.
- Own the full leasing cycle: lead generation, tours, applications, lease execution, renewals, and resident retention.
- Deliver outstanding customer service. Residents should feel like they chose the right place to live every single month.
- Manage the property budget and maximize Net Operating Income. Every dollar spent is your dollar.
- Ensure the property is clean, safe, well-maintained, and operating at the highest physical standard.
- Hold vendors and team members accountable to timelines, quality, and cost.
- Solve problems before they become crises. Anticipate issues, don’t just react to them.
- Partner closely with senior leadership to execute company initiatives, improve operations, and help drive the continued growth of AGB.
- Roll up your sleeves. Whether it’s showing apartments, helping with move-ins, walking units, picking up trash, meeting vendors on-site, covering the office, or handling an unexpected challenge, you step up and make it happen.
What You’ve Done Before
We care about character and capability. The right person for this role has both the mindset and the track record. You don’t need all of these, but the more that sound like your real experience, the stronger the fit:
- Managed a multifamily property of 50+ units with direct accountability for occupancy, collections, and vendor management.
- Increased occupancy on a property that was underperforming when you took over.
- Managed a property through a renovation or repositioning while keeping it leased and residents satisfied.
- Turned around a delinquency or collections problem through better systems, better communication, or both.
- Reduced apartment turn times by improving coordination between maintenance, cleaning, and leasing.
- Handled a difficult eviction from start to finish, including the legal process and the resident communication.
- Fired an underperforming vendor and brought in a replacement without disrupting property operations.
- Built or improved a renewal strategy that measurably increased resident retention.

Requirements
- 3+ years of apartment property management experience with direct accountability for occupancy, collections, and property performance.
- Knowledge of Fair Housing regulations.
- Experience with property management software (AppFolio experience is a plus).
- Excellent communication and leadership skills.
- Valid driver’s license and reliable transportation.
Compensation & Benefits
- $55,000 - $65,000 base salary, depending on experience.
- Quarterly performance bonuses tied directly to occupancy targets and NOI.
