Rise48 Equity is a fast-growing multifamily private equity firm that owns and operates nearly 12,000 apartment units across Phoenix, Dallas–Fort Worth, and the Carolinas. We are building an in-house legal-operations team to manage tenant and eviction matters with speed, consistency, and care — and you can be part of building it from the ground floor.
The Role
We're hiring a Director of Eviction Operations to stand up and run our in-house eviction function across three states. You'll design the playbook, hire and lead a small team of specialists, build relationships with courts and outside counsel, and turn a seven-figure outside-legal expense into a faster, cheaper, better-controlled internal operation. This is a rare build-it-yourself leadership role with executive visibility, based at our North Scottsdale headquarters.
This is an in-office role. You'll work on-site at our North Scottsdale, AZ office, 40 hours per week. This position is not remote and does not offer work-from-home arrangements.
What you'll do
- Design end-to-end eviction workflows and SOPs for Arizona, Texas, and North Carolina, including notices, filings, court appearances, writs, and tenant ledgers.
- Recruit, train, and manage the specialist team across all three markets; set performance standards and quality controls.
- Own the compliance boundary — ensure non-attorney staff operate strictly within each state's authorized-agent rules and route contested matters to licensed counsel.
- Select and manage case-management software, process servers, and flat-fee outside counsel relationships.
- Track and report KPIs: cost per action, cycle time, filing accuracy, and savings vs. the prior outsourced model.
- Partner with property management and accounting on delinquency, ledgers, and resident communications.
What you bring
- 7+ years in property management, legal operations, collections, or eviction/landlord-tenant work, including 3+ years leading people.
- Deep working knowledge of landlord-tenant law and summary eviction procedure (Arizona experience strongly preferred).
- Proven ability to build processes and systems from scratch in a high-volume environment.
- Strong command of metrics, software, and documentation; comfortable appearing in court as an authorized representative.
- Excellent judgment, discretion, and the ability to stay strictly within the bounds of permitted non-attorney activity.
Bonus points
- Paralegal certificate, J.D., or prior law-firm operations experience.
- Multi-state property or legal-operations experience.
- Bilingual (English/Spanish).
Compensation & benefits

How this role works legally: You will lead a team that files and appears on routine evictions as Rise48's authorized non-attorney agent, which is permitted at the lowest courts in all three states (AZ Justice Court; TX JP Court under Rule 500.4 & Property Code §24.011; NC small-claims summary ejectment under GS 7A-223). You will ensure contested matters and appeals are referred to licensed attorneys. This role does not require a law license.
Pay: $95,000.00 - $125,000.00 per year
